STAY AWAY from this bait and switch program; this is NOT truly “semi- passive”’either. You’re basically paying 8k—12k to give yourself a property management job.
Do your research— go to the owner’s own AIRBNB profile & ask where all the money making properties are? And look how most of the reviews are from his friends.
Selling courses is how they make their REAL money and getting a refund from them is going to be an uphill battle.
Save your money… There are much BETTER programs and mentors out there with excellent advice & REAL success so you can get a better ROI instead of this time wasting information that you can find on social media or even with AI.
You’ve been warned.
I do not recommend 10XBNB based on my personal experience.
Before I enrolled, I spoke with Noel Banuelos. He guaranteed that if I did not close a deal within six months, I would receive a full refund of my $12,000 tuition. I joined the program in July 2025.He also promised I would receive one-on-one coaching throughout the program.
Unfortunately, that is not what happened.
About a month into the program, I contacted the team because I was not receiving the coaching that had been promised. They told me to keep going and said they would assign me a coach. I was eventually assigned to Travis. We only had one call, and during that call he mostly repeated information I had already learned. I never received the ongoing one-on-one coaching I was promised.
After six months, I had not closed a deal, so I requested my refund. Around that time, I canceled my email account to avoid paying for it, which caused me to lose access to the emails showing the 500 outreach emails I had sent. When I explained this to the company, they insisted that I provide proof of those emails.
I then spoke with Brandon Mestas. He told me the company would approve a 50% refund instead of the full refund I had been promised. Although I did not agree with the change, I accepted it because I just wanted to resolve the issue. Brandon later told me the refund had been sent to the bank.
However, I never received the refund. Instead, the bank continued contacting me.
I have been requesting my refund since January. In July, I called Brandon again, and he told me the company had gone bankrupt and that he was leaving. When I asked what I should do about the bank continuing to contact me and the impact on my credit, he told me not to answer their calls and said it would only affect my credit "a little."
Today, August 2, I called him again. He told me he no longer works for the company also it is Sunday, then hung up on me.
Based on my experience, I feel that the promises made during the sales process were not honored. I paid $12,000 based on guarantees that were never fulfilled. I have not received the refund I was promised, and I have been left dealing with the financial consequences on my own.
I do not recommend anyone to waste their money in this program. They are scammers.
