Here's our experience

Here's our experience. The preliminary offer on our townhome in Colorado Springs was$300,000. We liked that so we completed the assessment with many photos. Our townhome is about 1800 square feet with all hardwood floors and an attached one car garage. It's old but in great condition. Our photos were many and beautiful. The next day we received the final offer of $275,000. We were happy with that and accepted and agreed to move forward. When they sent us the breakdown of what we would receive at closing not only were they taking 5.5 percent fee which was disclosed at the beginning they were also taking $42,000 as a "service fee" if we wanted all the cash at closing! We were told that it was a "service fee" to provide the convenience of us getting $220,000 right now. There was another option to get more but we could only get $210,000 now and the rest later after they sold our home. None of this is disclosed when you start the process. Would anyone in their right mind pad Open Door's bottom line like this?? Then they wanted to do an inspection. We don't have A/C because we are right up next to the foothills of the Rocky Mountains over 6000 feet elevation. They could not tell us that they wouldn't take out more money ($10,000-$12,000) to install A/C if the inspector told them we don't have it. I'm sorry but this seems highly unethical and toe immoral. We ended the relationship with this company and will advise anyone considering it to stay away unless you're totally desperate.
