We strongly disagree with the characterization in this review, but we do want to clarify a few important points for anyone reading.
At our company, we do not add or change fees arbitrarily. All loan terms — including any origination charges — are fully disclosed in official loan estimates and closing disclosures, which must be reviewed and acknowledged before moving forward. Initial estimates can change if loan structure, qualifications, or market conditions change, but nothing is finalized without borrower review and consent.
Regarding interest rates, a rate is only secured once it is formally locked. Until a lock is requested and confirmed, rates are subject to daily market movement. This is standard across the mortgage industry. We do not benefit from delaying a rate lock, and we make every effort to lock promptly when authorized.
As for the appraisal, it is ordered through a third-party management company and is not “held” to prevent a borrower from leaving. Transfers are subject to investor and regulatory guidelines, and while they can take time, we ultimately complied with the request.
We take transparency and compliance seriously and work hard to guide clients through what can sometimes be a complex process. We wish you the best with your loan and appreciate the opportunity we had to assist.
First, Loanguys.com is a real, licensed mortgage lender. We have an in-house team of licensed loan officers, processors, and support staff who work directly with borrowers throughout the loan process. We have an A+ rating on BBB.
As for the appraisal: appraisals are performed by independent, third-party appraisal management companies, as required by federal lending regulations. Lenders are legally prohibited from influencing appraisal outcomes or pre-determining values. Because the appraisal directly impacts loan terms (LTV, pricing, approval structure), final numbers cannot be guaranteed until the appraisal is completed. This is standard across the mortgage industry, not unique to our company.
That said, we understand your daughter’s hesitation and respect her decision to proceed only when she feels comfortable. Our goal is never to pressure a borrower, but to follow compliance requirements while providing transparency and guidance throughout the process.
Thank you for sharing your experience. We’re sorry to hear that you were frustrated during the process and appreciate the opportunity to clarify a few important points.
Appraisals and credit reports are third-party services required for underwriting. Loanguys.com does not collect or profit from appraisal fees, and we do not control the pricing set by appraisal management companies. The same applies to credit report fees, which are pass-through costs charged by the credit bureaus.
Regarding the cash-out amount: initial figures discussed early in the process are estimates only. Final loan proceeds are determined by credit, investor guidelines, and the final appraised value of the property. As documentation is reviewed and underwriting conditions are finalized, loan terms can change if the borrower does not qualify for the originally estimated scenario.
We understand how disappointing it can feel when numbers change, and we strive to communicate updates as clearly as possible as the file progresses. We regret that this was not your experience and will use this feedback to improve communication going forward.
Thank you for sharing your concerns. We take allegations of this nature very seriously and want to address several statements for accuracy and clarity.
First and foremost, Loanguys.com is a licensed mortgage lender — not a third-party loan processor. We originate loans directly and operate in compliance with all applicable state and federal lending regulations.
At no time did anyone at Loanguys instruct you to fabricate documents. That would be strictly prohibited, unlawful, and grounds for immediate termination. We categorically deny this claim.
Regarding loan approval and timing: any initial discussions or timelines provided are conditional estimates, subject to underwriting, verification of documentation, and third-party reports. Requests for additional documentation are a normal and required part of the underwriting process and do not indicate that a loan is “pushed through” or guaranteed.
Appraisals are performed by independent, licensed third-party appraisal management companies. Loanguys does not set property values, influence outcomes, or profit from appraisal fees. All third-party fees, including the appraisal fee you referenced, were disclosed in advance and charged only with borrower authorization.
We also want to clarify that Loanguys uses a secure borrower portal for document upload and communication. Sensitive documents are not required to be sent via unsecured methods, and borrowers are always guided to the secure portal for submission.
Lender disclosure is provided in accordance with regulatory requirements and is issued once a loan proceeds past certain stages of underwriting. When you requested to stop the process, your file was formally withdrawn, which resulted in a denial notice reflecting the file’s final status.
We strongly reject any implication of predatory or fraudulent behavior. Loanguys remains committed to ethical lending practices, transparency, and compliance. We encourage anyone with concerns to contact our management team directly so they can be reviewed thoroughly and appropriately.
