Evolve

Seems great at first, but they aren’t advocates or allies.

This company seems great at first. The 10% fee seems fair. They help you get listed on the major sites, they provide you a photographer and contacts in your area for a property manager/cleaner. However, once you start booking stays it is all about them getting their fees. They basically stand there with their hands out in perpetuity. I spoke to a guest of mine when I sold my property and explained I would not be able to host her in the future because I accepted an offer on the home. Evolve did not allow her to cancel. They insisted I cancel in order to be “fair” to the guest. The difference? If the client cancelled the reservation with 120 days notice, there is no penalty. If the host cancels, regardless of reason, they are charged a fee. My guest had no issues and even congratulated me on the sale of my home and was not allowed to cancel. During one of my guests stays, she overloaded a circuit and tripped a breaker. At first the guest insisted it was not a breaker but I figured out it was. Soon after Ahmed and Mahmoud contacted me about getting a licensed electrician out to the home for a full inspection. They are very insistent on spending your money on properties they do not own. Breakers trip sometimes, if I think there is a problem, I will address it. The foreigners they use for customer service also do not understand the English language and tone when speaking to guests. They will suggest changes to host responses that make no sense and are borderline insulting to guests. Guests are sometimes wrong when it comes to issues, that doesn’t mean you need to rub their faces in it on a public forum and lose their business forever. Of course you don’t meet any of these rockstars until after you sign up and agree. The only people you’ll deal with are the all American ladies in Colorado that are sweet as pie. Then when a problem arises, you get the guy that doesn’t know the difference between a boiler and blow dryer. Create your own website, pay for your listings, keep control of your home. 10% doesn’t seem like much but these people don’t protect you or your home from the listing companies which also charge ridiculous fees. They don’t advocate for you. They don’t treat you as a client that hired them to look out for your best interests. They are just greedy middlemen, bleeding you dry after taking a few pictures and generating a listing with AI. ETA: As you can see by the response, they don’t do anything except fill space with meaningless jargon. As stated, I spoke to my clients and they were happy to cancel their stays because I gave them ample time to find other arrangements. The only reason to block them from cancelling and make the owner cancel is to provide the host company an opportunity to impose fees/penalties. Guests would not have to pay any kind of penalty with a cancellation so far away from their reserved time.
