Worst lender ever - Change rates and create origination fees - Do not TRUST on them

Worst and unreliable Lender- AVOID THEM at all costs. This company is the worst lender that I have ever dealt with, and I have dealt with many. They send you a wrong estimates in the begining of the process, charge the appraisal and do not lock rates. I am Clear to close and they came with $8000 origination fees even after my initial estimation was Zero. They hold your appraisal and try to box you in so you cannot go to another lender. It did not work with me and you should run away from this company. Jeremy and Vaughn tried to keep my mortgages there but never showed an official numbers. Jeremy "forgot" to lock my rate on feb 26th when the appraisals came in and only locked on march 13th at much higher rate than initially discussed. All in all, if you want to spend more money than what you initially discuss and having super bad surprises or lose your closing, this is the company for you. I am available if anyone would like more details about them. If it is all of this not enough, they insisted to keep my appraisals and not transfer them to a new lender. They tell you that they will do it just to make you run out of time and close with them. That shows the lack of decency from them. You have been warned. Update: They finally transfered my appraisals to another lender after holding it for 4 days after my request. I also got their request to review my appraisal and remove the names, but I wont as this are all facts and no emotions. If you do not want a bad review, just make sure you lock client's rates abd inform them upfront about your ORIGINATION charges.

We strongly disagree with the characterization in this review, but we do want to clarify a few important points for anyone reading. At our company, we do not add or change fees arbitrarily. All loan terms — including any origination charges — are fully disclosed in official loan estimates and closing disclosures, which must be reviewed and acknowledged before moving forward. Initial estimates can change if loan structure, qualifications, or market conditions change, but nothing is finalized without borrower review and consent. Regarding interest rates, a rate is only secured once it is formally locked. Until a lock is requested and confirmed, rates are subject to daily market movement. This is standard across the mortgage industry. We do not benefit from delaying a rate lock, and we make every effort to lock promptly when authorized. As for the appraisal, it is ordered through a third-party management company and is not “held” to prevent a borrower from leaving. Transfers are subject to investor and regulatory guidelines, and while they can take time, we ultimately complied with the request. We take transparency and compliance seriously and work hard to guide clients through what can sometimes be a complex process. We wish you the best with your loan and appreciate the opportunity we had to assist.

Shervin, the best loan officer

I had a wonderful experience working with Shervin on a cash-out refinance deal. It’s my second time collaborating with him, and as always, he exceeded expectations to make this deal happen! I’d definitely recommend him to anyone.

Incredibly fast DSCR closing

Incredibly fast DSCR closing. I was worried about hitting our contract deadline, but the team stayed on top of underwriting and closed ahead of schedule.

DSCR

Hi it went ok. I didn’t used the portal because it was for a convention mortgage but I went with DSCR loan. So all documents went thru emails.

Check our what the Better Business Bureau says about them!

First, on their web page (at the bottom) they say they are BBB accredited (and give themselves an A+ rating, no less.) But BBB states they are not accredited. Update: They have responded to this review and have the balls to say they are rated with the BBB! They are not! Trust Pilot won't let anyone show links, but look it up at BBB. This company lies like dogs. My daughter was not getting a good feeling about these people. They wanted an appraisal upfront, but wouldn't give her the final numbers until the appraisal was done. She asked to run the numbers with the worse case scenario on the appraisal, but they wouldn't do it. She didn't want to go through a long process that could end up with completely different terms than she was first given.

First, Loanguys.com is a real, licensed mortgage lender. We have an in-house team of licensed loan officers, processors, and support staff who work directly with borrowers throughout the loan process. We have an A+ rating on BBB. As for the appraisal: appraisals are performed by independent, third-party appraisal management companies, as required by federal lending regulations. Lenders are legally prohibited from influencing appraisal outcomes or pre-determining values. Because the appraisal directly impacts loan terms (LTV, pricing, approval structure), final numbers cannot be guaranteed until the appraisal is completed. This is standard across the mortgage industry, not unique to our company. That said, we understand your daughter’s hesitation and respect her decision to proceed only when she feels comfortable. Our goal is never to pressure a borrower, but to follow compliance requirements while providing transparency and guidance throughout the process.

Not impressed - Lacked understanding

If I could, I would have given them a Zero star. At first, everything went well. Then the closer we got to closing, the more problems arose. We never saw the final numbers until the closing. And of course, the numbers were different. We were supposed to get 50k cashout, then it went to 43k, and at close it was 35k. Every time I questioned the numbers, it was like pulling teeth to get a straight answer. By the way, before they would give me any information, they ordered an appraisal for the property that cost about $1,000. And don't forget about the $70 some dollars for the credit check. They hook you right away with money, so you are invested in staying with them. Yeah, I could have taken the appraisal and gone somewhere else, but I gave them a chance. I regretted working with them!!!

Thank you for sharing your experience. We’re sorry to hear that you were frustrated during the process and appreciate the opportunity to clarify a few important points. Appraisals and credit reports are third-party services required for underwriting. Loanguys.com does not collect or profit from appraisal fees, and we do not control the pricing set by appraisal management companies. The same applies to credit report fees, which are pass-through costs charged by the credit bureaus. Regarding the cash-out amount: initial figures discussed early in the process are estimates only. Final loan proceeds are determined by credit, investor guidelines, and the final appraised value of the property. As documentation is reviewed and underwriting conditions are finalized, loan terms can change if the borrower does not qualify for the originally estimated scenario. We understand how disappointing it can feel when numbers change, and we strive to communicate updates as clearly as possible as the file progresses. We regret that this was not your experience and will use this feedback to improve communication going forward.

Florida Condominium Refinance

I worked with Shervin Modir on a refinance of a Florida condominium project. Sherv was very professional and met all my needs during this process. Sherv worked through all my questions and concerns and got me closed on time for another acquisition I was making. We will be working again. I am sure. Thanks, Sherv.

This is a third party loan processor…

This is a third party loan processor that engages in fraud and predatory lending practices. Do not trust them at all. They tried to push a loan through that I don’t qualify for and that would have led me to foreclosure on my home. They refused to disclose who the lender was. They told me to fabricate documents to get the loan through. They promised that this loan would close in 15 days and that I was approved but continued to request documents that I informed them, I did not have. They also started requesting upfront payments from me, without much explanation as to why, other then it was to pay for documents. They prayed on the fact that I was in urgent need of a cash out refinance loan to complete a buyout of the joint owner on my home title to satisfy a court order. I paid $850.00 for an appraisal that they also refused to disclose to me and claimed that my home was worth $100k less than it is. I requested a formal withdrawal of my application with documentation that it was withdrawn, as it was not an appropriate loan program for me and I was not comfortable moving forward. Their response was a denial email, still without disclosure of the lender. They requested that I email photos of my SSI card as well.. they don’t use a secure portal. Everything is via email. They have multiple non verified phone numbers and no way to contact the actual company. DON’T USE THEM.

Thank you for sharing your concerns. We take allegations of this nature very seriously and want to address several statements for accuracy and clarity. First and foremost, Loanguys.com is a licensed mortgage lender — not a third-party loan processor. We originate loans directly and operate in compliance with all applicable state and federal lending regulations. At no time did anyone at Loanguys instruct you to fabricate documents. That would be strictly prohibited, unlawful, and grounds for immediate termination. We categorically deny this claim. Regarding loan approval and timing: any initial discussions or timelines provided are conditional estimates, subject to underwriting, verification of documentation, and third-party reports. Requests for additional documentation are a normal and required part of the underwriting process and do not indicate that a loan is “pushed through” or guaranteed. Appraisals are performed by independent, licensed third-party appraisal management companies. Loanguys does not set property values, influence outcomes, or profit from appraisal fees. All third-party fees, including the appraisal fee you referenced, were disclosed in advance and charged only with borrower authorization. We also want to clarify that Loanguys uses a secure borrower portal for document upload and communication. Sensitive documents are not required to be sent via unsecured methods, and borrowers are always guided to the secure portal for submission. Lender disclosure is provided in accordance with regulatory requirements and is issued once a loan proceeds past certain stages of underwriting. When you requested to stop the process, your file was formally withdrawn, which resulted in a denial notice reflecting the file’s final status. We strongly reject any implication of predatory or fraudulent behavior. Loanguys remains committed to ethical lending practices, transparency, and compliance. We encourage anyone with concerns to contact our management team directly so they can be reviewed thoroughly and appropriately.

DSCR loans

I refinanced three of my investment properties using their DSCR loan program. My interest rate ranged from 7.3% to 8.0% with a point buy-down; I was hoping for a rate between 6.3% and 6.5%. The entire process was smooth and easy from start to finish. Shervin, the loan officer, was very helpful and personable. Even though I only met him over the phone, he made me feel like he knew me personally and was dedicated to accommodating my needs. The whole refinancing took just over 30 days, so don't rely on their 14-day closing guarantee. It will likely take longer than 14 days, so plan accordingly. Additionally, taxes and insurance will be escrowed even if you are taking a loan at 75% to 80% LTV. Overall, I had a great experience and will use them again to expand my portfolio.

Loanguys were able to get the DSCR cash…

Loanguys were able to get the DSCR cash out on my log cabin rental. Because it was a log cabin, I was told by at least 40 different lenders, they could not do it. Adriana with Loanguys was great and got it done. She was a pleasure to work with and is currently working on my next deal. 5 stars for her and Kelsey

Shervin Modir

I had a great experience working with Shervin Modir. He helped me and my mom secure a DSCR loan for her investment property in Georgia, and I can’t recommend him enough. One of the things I really appreciated when working with him was that he was very easy to get a hold of, whether it was by email, text, or phone call even sometimes after hours,’he was willing to help. Another thing that stood out about him was his ability to think quickly and find creative solutions whenever a challenge came up during the loan process. Instead of just giving the standard responses,( like a robot like most reps do he was the total opposite ) he really worked with us to find the best solution given my mom's situation.

Shervin was communicative and supportive through the process, very professional. Overall smooth on their end. I recommend using their in house team for everything, I made the mistake of using a local title company and they delayed the process significantly. It has nothing to do with Loanguys.com or Shervin, they were a supportive team to get us over the finish line. Highly recommend.
