I used their refinancing service. Shervin Modir Was my point of contact. This was an intricate process, but we made it work. They came through as discussed. I would recommend this company. Certainly you can ask for Shervin. He will follow up and stay on top of things for you. He knows the process well and can help you iron out any difficulties.
Went through the process, we were to close on 12/20/2024. They were late to closing for someone going on vacation, then the holidays and then changed the terms of the approval after it was already approved. They have also attached themselves to my insurance as an also insured without issuing the loan. Please PM and I can provide the email chains.

I wanted to buy a nine-unit multifamily apartment complex in a rural area. (Nine-units are harder to obtain loans for than eight, for some reason.) Before I could make an offer, I had to be prequalified with a loan offer. This was very difficult for me because my credit score was so low. I am very deep in dept on paper, but able to make my monthly payments. I called five different loan officers, and they all said they could not help me. An advertisement popped up on my phone, and thankfully Shervin answered the phone. He kindly said he would look at my loan situation. I was then able to make an offer, and it was accepted. To fix my credit score I had to pay off some credit cards. Still, it takes thirty days to make any real improvements in my credit score. My first quote from Shervin was at the rate around 12 percent APR, with my poor to fair credit rating. After my credit improved, he was able to offer me better rate at 9.2 percent APR, over the next thirty years. I ended up getting a positive cash flow over of 2000.00 a month, with another 1000.00 that can be made rather quickly. Prior to my offer, the property fell out of escrow, because they could not get an appraisal. On my first attempt to get a loan, there were no comparable properties available for me to be able to get an appraisal also. After calling several companies said they also said they were unable to do an appraisal, for the same reason. Shervin never gave up and found me a loan using a different appraisal company! Another great quality Shervin has is that he almost always answers his phone right away. He quickly calls back if he doesn’t answer. He also worked after hours. His loan closer Caroline Liu was great also. She worked hard for me to get my loan, while under the weather to make sure my loan was done on time. Go Shervin! Shervin Modir our account manager made the process so very easy. He was a pleasure to work with and he went above and beyond in every aspect of the process. Things we did not understand he researched and presented them clearly to us. Awesome experience.
My experience with this lender was downright infuriating and unprofessional. Their ‘14-day close’ promise is a blatant lie. It took a staggering 28 days, during which I had to chase them relentlessly, even involving my realtor to request a closing extension. This company’s incompetence nearly cost me the entire deal, despite submitting all required documents upfront. Once they get your application, they go silent. Two weeks passed without a single response, and when I finally reached them, they casually claimed they were ‘waiting on the appraisal,’ then disappeared again. I had to request the appraisal results repeatedly, a clear sign of their utter disregard for clients. Their strategy is to drag you dangerously close to the closing date so backing out becomes impossible. On top of that, they hit you with high origination fees, conveniently mentioned only after you’re deep in the process. Their customer service is nonexistent, their timelines are a sham, and they lack any shred of credibility. The loan team are nothing more than slick-talking, snake-oil salesmen. Do yourself a favor and stay far away from this company if you want even a semblance of professionalism or reliability.

During periods when an appraisal is pending, there may be limited updates to provide, which can understandably feel like silence, but does not mean the file is inactive. Appraisal reports are completed and released by independent third-party appraisal management companies. We do not control their turnaround times, nor can we release the report before it is formally delivered to us and cleared for borrower disclosure. All loan-related fees, including origination charges, are disclosed in writing on required Loan Estimates and must be acknowledged by the borrower. Fees are never added “after the fact,” and borrowers are free to withdraw at any time if the terms are not acceptable. We strongly reject the characterization of intentional delay or deceptive practices. Our goal is always to close responsibly, compliantly, and in the client’s best interest—never to pressure someone into a transaction.

Everything was great Until IT WASN’T They say they can get you a loan in 14 days. I started this process at the beginning of May. Gave them the paperwork and was approved for more than I asked. End of the month I’m calling no response the loan officer I was dealing with couldn’t get any info. 2 weeks later calls and tells me I need to send in additional paperwork and pay another $535 for another appraisal. I send the paperwork in and now several in returned phone calls and still nothing communication has been horrible. This after I told Vaughn several times that I had my contractors lined up to start work and that every day is costing me money and delaying my project.I'm sitting here now writing this after I was told several times Vaughn was on the phone and would call me back it’s been 2 weeks.

Loanguys are legit amazing! Shervin Modir hustled on my DSCR loan, with constant communication, calling and texting even with the smallest update. Always made me feel like I was at the front of the line. Very transparent about every step in the process and were able to close within 30 days. Their team from loan processor to insurance broker are quick and on top of things. Daniel Nouri knows his stuff and was so easygoing even through a bunch of hurdles. They will work the hardest for you. Also the loan product they offered me was superior than what several other lenders and brokers could offer. I submitted an application for a refinance on my rental property on 4/18/24 and by 5/9/24 it has closed. I was able to take a substantial amount of cash out of my rental while also keeping my mortgage payment about the same. The entire loan process was quick & easy. Nothing but texts, calls, and emailing docs. I will be doing business with loan guys again. Probably a DSCR loan on my next rental.
