Very poor business model
This company has a very poor communications model. They don't make follow-up phone contacts, and you never deal with the same person twice. Seems to be a very disorganized business model--------- a hot mess.

Orchard made the process of selling a home and buying the next one super simple. They handled everything and let me focus on moving.
Great experience selling my home and buying a new one. Brad Ford did awesome.
I heard about Orchard via radio and I am in the process of selling my home and I just wanted a quick cash offer. My house is already listed on MLS with my realtor's information so when I filled out the form online, I included that on there. I had a representative call me immediately, and we discussed details. When I mentioned my house was already listed and I had a realtor listing, which he confirmed he saw on MLS, he did not mention any "conditions". So when the representative gave me a date and time for an agent to meet me at my house to discuss things, the agent reached out and asked if I had any questions and I mentioned I was just looking for a cash offer. The agent who was scheduled to meet with me then informed me I couldn't have my house listed with another broker to receive a cash offer from Orchard. I wasn't willing to discontinue my listing with my current realtor so I cancelled the meeting with the agent. But no mention of this condition to receive a cash offer, so I could've avoided hours of yard work, money spent on maids, etc (which is not a huge deal) but knowing the condition up front could've prevented that + the stress that this single mom does not need added.
All of my dealings with Orchard were professional, expedient, and handled by friendly, helpful people. They made the selling of my property easy and stress-free.
Agent was super nice and even showed up with a gift, after the lowball offer they gave me on my well maintained home i knew that this company preyed on people in financial hardship. I didnt need them to move , i wasnt in financial hardship , therefore there offers were trasparently not ethical . 1 month later they followed up and sent a better evaluation of the property but i would never do business with these people. I dont do business with companies who lack morality and prey on people in bad situations. If you choose to work with these folks lookout!
Moving out of your home after 33 years, comes with lots of pain and emotion. Buying a new place, selling the old one and lest I forget, there’s also the agony of the move itself..., There were a few bumps in the road, and more than a couple of issues and challenges. But through it all, we were guided by the very steady hands and sound judgment of our agent, Candice Tompkins Reid at Orchard. Candice also has the patience of a saint. She dots all the i’s, crosses all the t’s and has more empathy than anyone I’ve ever met. If I was ever to do it again, (and I won’t) I would make this Wonder Woman my first and only call. If you need real estate help in ATL, look no further than Candice Tomkins Reid and Orchard 😎
I give them stars for effort...but Orchard wants to give you the very lowest for your house....in other words, I kind of think ...stealing...may be a better word. They discount you for every minute update that you have not done...stainless steel etc....you do not have to spend $80,000 to get your appraised value...I do not understand that misguided ideology....
Smooth buying and selling process, I have the best real state agent in the market. Teresa Schroit.
Orchard Homes is partnered with Homeward Title, a company that has scammed countless homeowners. They lure you in with three options: a low cash offer, a “quick sale,” or their “amazing program” through Homeward Title where they advance part of your equity so you can move out while they sell your home for top value. It sounds perfect, but it’s absolutely not. They immediately increased the “repair funds” they set aside, claiming I’d get most of it back later. After the first closing, both companies ghosted me and even my Orchard realtor, who was supposed to represent Homeward Title for the second closing. They lied to him repeatedly, kept him out of the loop, and told him the house was ready to list—only for him to find it in far worse condition, leaving the house now with things in a complete a mess, which they were not before. The house was left in embarrassing condition, nowhere near ready to list, yet they still sent him out as if it were. After constant pressure they finally sent a random spreadsheet with vague items and unexplained charges. They refused to provide invoices or proof of how they spent my funds. They charged a 19% fee and pocketed around $17k of my “repair funds” with zero documentation. Even after involving a lawyer, they dismissed all requests for proof. Homeward Title has a long history of doing this to homeowners, and Orchard continues to promote them, making them complicit. My Orchard realtor repeatedly reported the issues, and Orchard ignored everything. When he pushed too hard, they replaced him to silence him, costing him the commission he rightfully earned. Orchard knowingly partners with a company that scams homeowners, ignores contract obligations, and mistreats everyone involved. Stay far away from Orchard Homes and Homeward Title. Save yourself the money, stress, and lies.
The Orchard team did an outstanding job of marketing our listing to a wider base than what our previous realtor was able to do, which resulted in us finally selling our home. In addition, our Orchard realtor, used his extensive experience to help us with the process from beginning to end and ensured we were satisfied with the outcome.
Just another real estate scam. They want to get paid from some scam instead of marketing houses. Somebody stayed up late one night figuring out how to take people's money in a tough real estate market. Stay away. They talk a good game but no guarantees on price you'll take home. At least the bottom-feeder flippers/investors don't disguise themselves as anything but.... So, they want YOU to pay 7% to get an offer of 84-90% of what your property is worth. No guarantee that you'll get a check later despite what their ad/representative says. So, doing the math says they'll 'buy' your property at 77-83% of what it's worth-all in. I could sell this house at a garage sale for that number, site unseen. AND, they want to send a slew of inspectors and contractors through your house after you've readied it for sale(and staged it in my case) to track up the place so you can clean it again!? Add insult to injury by sending an arrogant, abrasive 'realtor' to discuss the scheme and you have Orchard in a nutshell-just one more bottom feeder in the market now.
Ashley Warren is a delight to work with! She is a top notch realtor and takes great care of her clients. She will help in any way you need. Highly recommend and excited to partner with her!
Speed of the sale. All members of Orchard were very professional interfacing with me. They reached out to me to ensure the speed of the sale would be smooth and it was. 60 days from start to closing. I felt they handled everything flawlessly.
They were a great team! Cher Schiflett was a FANTASTIC agent. Good communicator, really listens and knows how to provide professional and responsive customer service. Sold my house and bought a condo next day all with Cher's guidance. Thank you!
Are agent was very good at selling and buying new house
The quality and efficiency during closing was wonderful. I was as updated throughout the process, which was great.
Tyler Allred was very much a part of getting our house to sell within a 48 hour window!
If I could give no stars I would. They are a joke. They lie. And they don't follow the contract you sign and agree too but they expect you to. No communication. Plus They take down all the upgrades that you do to the house. And I can keep going on about how they are nothing but scammers.... So be aware if you go with this company I wish I did my research before I was scammed..
