Penny Brown was our agent. She was professional and knowledgeable. She helped us understand the process and got us the best deal in a timely manner.
Great communication, constant check-ins, reminders of what was needed and what to expect next. Followed up regularly and let us know when they received requested paperwork or signatures. Congratulated and followed up after closing to let us know they were always available for anything else.
I recently purchased an Apricot tree that showed up dead. I emailed and called 4 times without a response. I don’t even know how a business can run without customer service. BEWARE!!!!
Easy to deal with
I wish there was an option to leave negative stars. My experience with Orchard’s listing agent Lindsey, has been extremely frustrating. I submitted an offer in mid January. It was accepted with contingencies. During inspection, mold was found throughout the entire three story townhouse. This was not minor. It affected the entire home. My inspector recommended a mold specialist, and the report confirmed severe contamination. From that point, communication broke down. • We waited three weeks for any response after submitting the mold report • The listing agent, Lindsey, failed to follow up or provide updates • Calls were not returned in a timely manner • There was no urgency despite a serious health issue A day before my option period ended, she asked if we were still on track to close. This was after already receiving a report confirming a condition 3 mold issue across the home. That showed a complete lack of awareness of the situation. The seller chose Servpro for remediation. That process took about three weeks, from early February through the third week of March. After completion, the mold company performed a final assessment and issued clearance in the fourth week of March for the first phase. During the second phase, part of the requirements for full clearance included engaging a structural engineer. When this was communicated to the seller through the listing agent, the seller refused to cover the cost. At that point, I stepped in and paid for the structural engineer myself as an act of good faith. This was after already committing to closing costs and navigating unexpected remediation expenses that were not initially disclosed. I also reached out to the inspector directly because it became clear there was a breakdown in communication. The seller did not seem to understand that a structural engineer was not optional. It was part of what was required to properly complete the process and support clearance. This is exactly where the issue lies: • Lack of clear explanation • Lack of communication between parties • No proactive guidance from the listing agent • No urgency to resolve critical blockers Again, my realtor had to step in and move things forward by bringing contractors for the rebuild phase. During this time, the bank appraisal identified additional issues. Due to moisture and humidity, the roof required inspection. I brought in three roofers. All confirmed the roof was in damaged condition and beyond repair. It took another month for the listing agent to respond with any solution. Once again, this happened right before the extended option period was about to expire. This has been a consistent pattern: • Long periods of silence • No proactive communication • Last minute responses tied to deadlines • No ownership of moving the deal forward Because of these delays, I was at risk of losing my rate lock. My lender was ready to close, but the process stalled due to lack of action on the seller’s side. After mold clearance, we moved into the rebuild phase. My realtor again took initiative: • Coordinated three contractors • Obtained estimates based on scope of work • Submitted everything to the seller through the listing agent We then waited another two weeks with no clear direction. At the last minute, we were told a contract had been executed with a contractor. Then, again one day before the option period expired, we were told the seller wanted additional estimates. This was after weeks had already passed where that could have been done earlier. I escalated concerns to management. While there was initial acknowledgment, it now feels like the behavior is being excused. There has been no meaningful correction. There is also a clear lack of understanding of the work itself. A contractor even stated they attempted to clarify terminology and align with the listing agent due to the nature of her questions. She did not respond or engage. This process has gone from January into April without closing. I have invested significant time, money, and energy into this transaction, and I am still dealing with the same issues. When the listing agent is called out, she apologizes, but nothing changes. That is the problem. There is no improvement, no accountability, and no follow through. If you are considering buying a home through Orchard with Lindsey , be prepared to: • Constantly follow up yourself • Manage timelines on your own • Push for basic communication • Deal with repeated delays This is not my first home buying experience. This has been the worst one. I expected professionalism, accountability, and communication. I did not receive that.
The agent no call no showed for our consultation appointment this past Wednesday. Guess I'll try somewhere else.
Always answered when called. Simplified buying process for me. Went to great lengths to make my home buying experience great.
Jack DeButts was an awesome agent! He explained every step in detail. It made the process very simple and fast which was greatly appreicated.
A relative of mine used Orchard while in a desperate financial situation and deeply regrets it. He believed he understood the contract, but the fine print was manipulative — and neither the company nor the agent seemed to care about the seller's outcome. He's now looking at a $40–60K loss. If you have a home that will sell quickly but need a bridge loan in the meantime, there are far better options out there. Don't let desperation drive you into the arms of a predatory lender. Take the time to call a credit union or sit down with someone who genuinely understands your financial picture — your future self will thank you. Orchard has been around long enough that they're probably not an outright scam, but that doesn't mean they're looking out for you. Proceed with extreme caution, read every word of that contract, and get an independent second opinion before signing anything. Utilizing an AI tool to explain red flags would be a massive benefit.
Very helpful, kept us informed the entire process.
Agent was very helpful and made sure things went smoothly
It was easy to use
Britny Barnes and Orchard was terminated for serving the buyer not me the seller imo not acting or advising me in my best interests never telling me I might have better options...asking me to take less for repairs that were never the buyer's issue or intent...exposing me to lack of privacy before real sale/transfer/rights to property...and that I was literally being taken for upwards of 40k. While she was trying to get me to take $195k I saw her colleague list the asset not yet owned for 232-244k online.
I did a little research before selecting orchard and my selection was indeed awesome! They paired me with Tameka A., and she was absolutely fantastic and such a pleasure to work with. I truly couldn’t have asked for a better agent. She was very very patient with my delays on listing and understood what my goals were. She was also very honest, even when she knew that I wouldn’t want to hear it. The process was as smooth as it could be, but even when it was rough, she got me through it. She got me more than asking and was very amicable about everything. She is incredible and you would be very lucky to have her for your agent! I would give her 10 stars if I could!
Very quick and professional . Thank you!
My wife and I moved to Katy in August 2017 just in time to experience Hurricane Harvey. Katy has grown so much that we decided we were ready to move. We faced a problem in our part of Katy. There are new homes being built and there are always homes for sale that stay on the market 3 to 4 months minimum. We found our new home on a Saturday, January 30th and the builder needed to close no later than February 20th. We contacted Orchard and we had Laura come out and consult with us. We quickly decided with the market in our area we would need to sell to a cash buyer. Laura took photos and listed our home on Orchard’s network. Within 48 hours we had 2 offers on our home and we were able to close the sale on old home in less than 30 days. We were impressed with Orchard’s system and Laura did a great job. We would recommend Orchard’s home buying service to people who need to sale quickly.
We worked with Kasha and the Orchard team to find a cash buyer for our house. They made the process quick and painless. We couldn’t be happier. Thank you!
Paul and Latesa were very helpful and responsive during the entire mortgage process. The whole Orchard team made our buying and selling process very easy.
