Big consulting year. This helped.

i do retainer work so my Income varies year to year. Last year was good and I knew the tax bill would be ugly. I bought a rental property a couple years back partly for exactly this scenario. They managed the study, didn't rush me when I had questions about what the report would actually show my CPA. barely any time and I got a clean report, the depreciation deduction offset a chunk of my consulting income. I should have done it the year I bought the place.

Wasn't sure what to expect

RevenueSafe runs a tight process. Appreciated that.

Retired Army. I have zero patience for vendors who can't communicate clearly, miss deadlines, or deliver work that needs to be redone. Ziv handled my cost seg study on a property I own near Fort Bragg. Timeline communicated on the first call, updates came without me asking, report delivered when they said it would be. My CPA reviewed it and said it was thorough. Engineer signed, everything in order. Already scheduled the study on my second property. When something works I stop looking for alternatives.

My property is in Tennessee. I'm in California. Wasn't a problem.

Never actually visited my rental property. Property manager handles everything on the ground. I wasn't sure if a cost seg study could be done remotely without someone going out there. They confirmed the whole process is remote. Study came back in three weeks, engineer signed it, my CPA said it was complete. For anyone who owns an out of state rental and has been assuming you have to be there for this, you don't.

Best decision I made last year and I almost didn't make it

Three twelve hour shifts a week, overtime when they need me. The money is decent. The tax bill never felt decent. I bought a vacation rental because I kept reading that if you run one with short average stays and you actually manage it yourself, the tax losses can come off your regular income. I bought it specifically for that reason. What I didn't understand was that doing a proper cost seg study meant I could take a much bigger deduction in the first year instead of spreading it out over like thirty years. When they explained that gap to me on the phone I was genuinely annoyed nobody had told me sooner. I found RevenueSafe through a Facebook group for nurses who invest. I submitted what they needed between shifts, got email updates, the report showed up before I needed it. No chasing anyone down. My accountant confirmed it worked for my situation and applied the deduction against my nursing income. The savings were more than I made in about two months of overtime shifts. I tell every nurse I work with who has a rental to call before they file. The structure works. You just need the study done right.

He thought we were too small for this. He was wrong.

He kept saying the numbers wouldn't work. We got the estimate, turned out he was wrong by a decent margin. The first year deduction was real money and my accountant had zero issues with the report. He's the one who told me to leave this review so I'm choosing to enjoy that.

Third company I tried. Should have started here.

My regular CPA handles my S corp and told me upfront that cost segregation isn't what he does, find a specialist. So I did. First company had a four month backlog. Second one quoted me and then just went quiet, never heard from them again after I asked a follow up question. RevenueSafe called back the same day I submitted my inquiry. Gave me a clear quote and a clear timeline and then actually hit both of them. Study on my rental was done in like 15 days, formatted the way my CPA needed, filed without any revisions. I wasted six weeks on the other two. Should have started here.

Fine. Did the job.

Process was a bit more back and forth than I expected upfront. Nothing crazy but I've had smoother vendor onboardings. Report came back correct, my accountant had what she needed. Savings were real. Would use again.

Finally something that actually dents my tax bill

Base salary plus RSUs every quarter. April is bad every year. I bought a vacation rental and set it up right for the tax side but hadn't done a cost seg study yet. The guy I spoke to walked me through the math on the first call without trying to upsell me. 2 weeks later I had the report. My CPA reviewed it and said it was exactly what she needed. The first year deduction was real and it hit the RSU income I'd been dreading. Already looking at my 2nd property.

stopped overthinking it and just called

spent like two months reading forums about which cost seg company to use. eventually my wife told me to just pick one and call. called RevenueSafe. Yaniv answered, spent maybe 15 minutes with me, gave me a straight number on what to expect and what it would cost, and the study was done in three weeks. my accountant said the report was thorough and audit ready and we applied the deductions without any issues. should have called two months earlier.

used them for a commercial property in Dallas and was impressed

most of what I see reviewed online for RevenueSafe is residential stuff so I wanted to leave a note for commercial investors. I own a small mixed use building in the Dallas area and wanted a cost segregation study done properly. Angela coordinated the whole thing, the engineers were thorough, and the final report separated out the 39-year structural components from the shorter-life property in a way that my CPA said was exactly how it needed to be documented. The accelerated depreciation deductions on the 15-year land improvements and the personal property components were substantial. would use them again on my commercial acquisitions without question.

Short term rental in Smoky Mountains, very happy with the result

Own a cabin outside Gatlinburg that I rent on Airbnb and VRBO. Looked into cost seg because I keep hearing about it in the STR investor community and finally pulled the trigger with RevenueSafe. Sarah handled my account and was easy to reach whenever I had a question. The engineering based study identified a strong percentage of the property basis as shorter-life components and with 100% bonus depreciation now restored my CPA was able to take a significant first year deduction. the whole thing was done remotely, no site visit needed, which matters when your property is in the mountains and you are not always there.

report was ready before I expected it

Bought a rental in Boise last spring and called RevenueSafe maybe two weeks after closing. Yaniv gave me a straight answer on timing, pricing, and expected savings before I said yes to anything. Study came back faster than he said it would. My CPA used it to apply accelerated depreciation on the 5-year components and the tax savings were meaningful for a property at that price point. Clean process. Good people.

I run a real estate meetup group in Miami and now I recommend RevenueSafe at every event

About eight months ago I did a cost segregation study with RevenueSafe on a multifamily property in the Miami area. Angela handled everything and the experience was so smooth from start to finish that I started bringing it up in my investor group. Since then at least six people from our meetup have used them and every single one has reported the same thing. Fast turnaround, engineering-based report, engineer signed, CPA approved, real savings. I now mention RevenueSafe by name in my presentation on real estate tax strategy because the consistency across that many investors speaks for itself. If you are investing in South Florida real estate and you are not doing cost segregation studies, come to one of our events and we can talk about what you are missing.

I am from Lebanon and this was not easy to understand but they made it simple

I own rental property in the Houston area and my English is okay but the American tax system is very confusing for me, especially things like depreciation rules and cost segregation. Sarah was very kind and took time to explain each step in simple words. She never made me feel like I was wasting her time. The report was done in about three weeks and my accountant said it was very professional and complete. I saved a lot on my taxes this year. In my culture we value honesty and respect very much. RevenueSafe showed both. I will use them again inshallah when I buy my next property.

saved a lot on my Seattle area rental property

had a single family rental in Bellevue that I bought a couple years ago and was basically leaving accelerated depreciation money on the table every year. Angela helped me understand what was realistic before I committed to anything and the savings estimate she gave me was accurate. study came back fast, report was detailed and engineer signed. my accountant was happy. the deduction was real. good company.

Knew the material cold, delivered on time

I have worked with enough vendors over the years to know the difference between someone who actually understands what they are doing and someone reading off a script. Yaniv knows cost segregation. When I asked about the difference between 5-year personal property and 15-year land improvements on my multifamily property in Jacksonville he answered immediately and correctly. The study reflected that expertise. Report was thorough, my CPA had no questions, and the bonus depreciation deductions on the qualifying components were applied cleanly. That's what you pay for.

first time doing a cost seg study and it could not have been easier

I did not really know what to expect going in. I own one rental property in San Diego and a friend who invests in multifamily told me to look into cost segregation before tax season. I called RevenueSafe and Sarah walked me through the whole thing from start to finish. No jargon, no pressure, just a clear explanation of what the study would cover and what the expected tax savings would look like based on my property. The report came back in about three weeks. My accountant said it was clean and complete and we applied the accelerated depreciation without any issues. Made a real difference in what I owed this year.
