Perfect for my Charlotte rental portfolio
scaling up my rental portfolio in the Charlotte area and started doing cost seg studies on every new acquisition. RevenueSafe has done three for me now. Angela runs point on my account and honestly the process has become almost automatic at this point. they know what I need, they deliver it fast, and my CPA never has follow up questions anymore. if you own rental property in North Carolina and you are not doing engineering based cost segregation studies you are genuinely overpaying your taxes.

My CPA specifically asked me which company did this
That's never happened before. She reviewed the RevenueSafe cost segregation report on my Denver investment property and asked who did it because she wanted to recommend them to her other real estate clients. The component-by-component breakdown was detailed, the engineer signature was there, and the documentation was exactly what she needed for the accelerated depreciation deductions. Yaniv had walked me through the estimated savings upfront and the final numbers came in right where he said they would. RevenueSafe is the real deal.

Got more than I expected from a look-back study on my Tampa rental
I purchased a rental property in Tampa back in 2021 and had been depreciating it straight-line for years without knowing I could have been accelerating deductions this whole time. A colleague mentioned look-back cost segregation studies and I called RevenueSafe. Sarah explained how Form 3115 works and what I could realistically expect to recover. The catch-up depreciation deduction hit my current year return and was significantly larger than I had anticipated. My CPA said the report was thorough, audit-ready, and made her job easy. Four years of missed accelerated depreciation, recovered in one filing. Wish I had done this the year I bought the property.
I have rental properties in Las Vegas, Phoenix, and one short term rental in Sedona. ran cost seg studies on all three through RevenueSafe over the past year and a half. every single one came back accurate, well documented, and on time. my CPA stopped asking me which cost seg company I use and just started assuming it was RevenueSafe. that is about the best endorsement I can give.

Used them for a fourplex in Atlanta
I own a small multifamily property in the Atlanta metro area and wanted to see what a cost segregation study would actually do for me versus just depreciating it on the standard 27.5 year residential schedule. Angela was patient, explained the whole process, and the final report from RevenueSafe was exactly what my CPA needed. The passive loss deductions were better than I projected going in. Will definitely be using them again on my next acquisition in Georgia.

Do this before you file. Seriously.
I bought a duplex in Austin in early 2025 and my CPA mentioned that with 100% bonus depreciation now permanent, a cost segregation study would be worth serious money. She was not wrong. RevenueSafe completed the engineering-based analysis, identified a meaningful chunk of my depreciable basis as 5-year and 15-year property, and the first-year deduction on those components was genuinely substantial. Report was delivered ahead of schedule, my accountant had everything she needed without any back and forth, and Yaniv walked me through the numbers before I even committed. If you bought investment property in Texas in 2025 and you have not done this yet, you are leaving money on the table.

I put off cost segregation for four years. Here is what that actually cost me.
I want to be honest about something because I think it might help someone else avoid the same mistake. I own four rental properties. Two single family homes in the Kansas City area, one small multifamily in Indianapolis, and a short term rental I run on Airbnb outside Branson, Missouri. I have known about cost segregation studies for a long time. My CPA mentioned it in 2021. A guy at a real estate meetup mentioned it in 2022. I heard Bigger Pockets episodes about accelerated depreciation probably three or four times. Every single time I told myself I would look into it when things slowed down. Things never slowed down.
What finally pushed me over the edge was my accountant sitting me down at the end of 2024 and showing me a rough estimate of what I had left on the table by not doing this. The number was uncomfortable. Not devastating, but the kind of number that makes you feel a little dumb for procrastinating. She recommended RevenueSafe specifically and said she had reviewed their reports before and trusted their work.
I called and Sarah picked up. She was not trying to sell me anything. She asked about my properties, which ones made sense to prioritize, and gave me a realistic estimate for each one before I committed to a single dollar. We decided to start with the Branson STR and the Indianapolis multifamily because those had the best math given my tax situation.
Both studies came back in under three weeks. Sarah kept me updated without me having to chase anyone down, which I genuinely appreciated because I am running a business and I do not have time to babysit vendors. The reports were detailed, engineer-signed, component-by-component breakdowns of every qualifying asset. My CPA reviewed both and told me they were exactly what she needed with zero follow-up questions. She applied the accelerated depreciation deductions and the combined first year write-off across both properties was more than I had made in gross rent on one of them for an entire year.
I am now scheduling the two Kansas City properties for later this year. I wish I had done all four in 2021 when my accountant first told me to. If you are reading this and you are in the same place I was, sitting on rental properties and telling yourself you will get to it eventually, just call. The conversation is free. The estimate takes maybe fifteen minutes. And the cost of waiting, as I found out, is real money you are not getting back.

Came for the tax savings, stayed because of how they treated me
I own a short-term rental in Nashville that I use as an Airbnb and had been reading about bonus depreciation and how cost segregation could potentially let me offset active income through the STR loophole. I called a few companies before landing on RevenueSafe. Sarah picked up, actually listened to what I was trying to accomplish, and explained how the engineering-based study worked and what my CPA would need to implement it properly. The report came back detailed, clean, and on time. My accountant reviewed it and said it was one of the more thorough residential studies she had seen. The first year deduction was bigger than I expected. I have been telling everyone in my Nashville investor group about them since.

Would not use anyone else
Second time using RevenueSafe. First was a single family rental in the valley, this time a 4 unit in Reseda. Both times same experience. Fast, accurate, well documented, my accountant happy. Not shopping around again.

very good service, I recommend
I am from Jordan originally and I own two rental properties here in California. My English is okay but the tax system here is very complicated for me. Ziv explained everything very clearly and made sure I understand each step. The report was done fast, maybe three weeks, and my accountant she said it was very professional and complete. In my country we say you can trust a person by how they treat you when there is nothing to gain. These people were honest with me from the beginning. Very happy I found them and I will use again for my other property inshallah.

They could have taken my money and didn't
Called about a property I had just purchased. After going through the numbers, Yaniv told me the study probably was not the right move yet given the property basis and my tax situation, and pointed me toward a better option for now. I came back four months later when I closed on a second property and they handled it perfectly. You remember when a company passes on easy money to do right by you. 5 stars without question.

ADU situation was handled perfectly
We had both a main house and a detached ADU on the property and I wasn't sure how the study would handle improvements done at different times. RevenueSafe separated everything out correctly, documented the ADU components separately, and delivered a report my CPA called very thorough for a residential study. Ziv kept me updated throughout which I appreciated. No surprises, no scrambling at the last minute.

Referred clients already
I'm a real estate agent. I've seen a lot of cost seg reports come across my desk over the years. RevenueSafe's work is detailed, properly documented, and structured in a way that holds up. Already sent six clients their way.

I was skeptical going in, not skeptical anymore
Honestly I thought cost segregation was one of those things that sounds better in theory than it actually works in practice. I had seen some companies offering "rapid reports" for a few hundred dollars and figured it was all more or less the same. It is not. RevenueSafe does actual engineering based work. The report broke down every component of my property individually with proper classifications and documentation. My CPA confirmed it was done correctly and had zero concerns. The depreciation deduction in year one was more than I expected and more than covered the cost of the study several times over. I feel a little dumb for waiting as long as I did. If you own a rental property in California and have not looked into this, stop putting it off.

Used them for a short term rental in Ojai
Own a cabin I use as an Airbnb. Did the whole thing remotely, no site visit needed. Turnaround was fast and the bonus depreciation we identified on the personal property components was genuinely significant. Would have left a lot on the table without this. Solid company.
My CPA was impressed and she is not easy to impress
She has sent back reports from other vendors before. Reviewed the RevenueSafe study and said it was thorough, well organized, and audit ready. That's the whole review.
