Emsleys Crossgates - Misleading Sales Tactics and Pressure to Overbid — Avoid

I viewed a property marketed by Emsleys Estate Agents, Crossgates (Leeds). At the viewing, the vendor herself claimed she had five more viewings lined up — despite the property being overpriced and on the market for months without movement. After offering £300,000 (a fair price), I was contacted by Hannah at Emsleys, who informed me that someone was booked in for a second viewing — clearly being used to pressure me into raising my offer. I reluctantly increased to £307,500. Soon after, I was told the vendor had “received a much higher offer” — but I was invited to raise mine again. I declined, sensing this was a manipulative ploy. All of this is recorded in voicemails and automatically transcribed by my iPhone — including Hannah and Natalie using pressure tactics to extract more money. Predictably, a few days later, they came back chasing my original offer. That told me everything I needed to know about the integrity of the process — and the people involved. I chose to walk away, and I’m glad I did. I found a much better property through an honest, transparent agent. Buyers, be extremely cautious dealing with this branch. Ask tough questions and trust your instincts.

Excellent service, initially I was thinking about letting the house but decided to sell so I had dealings with both sales and lettings departments. Very supportive staff who personally kept me well informed at every stage, plus an easy to use online portal. Special thanks to Helen (Lettings) and Carol (Sales). Emsleys in Sherburn in Elmet are a first class agency.

Great experience throughout the process

Making the choice to sell the house with Elmsleys it was a great experience from start to end. The valuation was spot on and managed to agree a sale in just 6 days being on the market. Victoria who did the valuation and initiated the sale was great and very professional. but the ladies who handled the case in the Rothwell office were amazing! Maria Hamill was friendly, understanding and extremely helpful dealing with our queries while the case was with the solicitors. Her contact was fantastic making sure that all the queries were answered and we understand the process. I would highly recommend Emsleys and especially the Rothwell office. Thank you for your help

Since putting our trust in Emsleys to sell our property all the Cross Gates staff have been great. From Helen coming to our property giving us a price, taking the pictures & putting it up for sale was all done quickly & professionally. Whilst getting a cash buyer who wanted to move in soon, we were being let down by our solicitor ( Not Emsleys). Natalie came to our assistance& whilst talking to her recommended using Emsleys solicitors ( at Colton). She quickly contacted her colleague ( Poppy), & arranged a meeting for us that same day. Poppy also delivered what she said she would do. We cancelled our old solicitor & we have been impressed with how the process is going. So far we are very pleased we have chosen Emsleys to help sell our property & help us through the process.

Highly recommend

Hannah & Natalie were both fantastic from start to completion. The sale was challenging at times due to the chain (nothing caused by Emsleys) and they were regularly chasing the chain for updates whilst keeping the buyer reassured and updated too. They were very prompt in replying to emails and calls. Would recommend and would use again.

Very friendly and helpful staff

All the staff at the Cross Gates branch were really friendly, helpful and understanding. We were kept up to date with progress and they would contact the buyer to chase up where necessary. After a poor experience the previous year (not Emsley's fault) and putting the property back on the market, we went from offer to completion in 7 weeks and 2 days. The only negative is that the the PropertyFile app which was supposed to show each completed step of the process was not kept up to date. Fortunately the estate agents kept us up to date by phone.

Great service, extremely knowledgeable and friendly staff who provided up to date feedback from start to finish.

Disappointing

We attempted to sell our home with Emsleys over a period of 4 months, but overall had a poor experience. The initial contact with them was positive but afterwards we ran into loads of issues. Photos of our property were poor and blurry, so much so we had to retake them ourselves. Communication from Emsleys throughout was sparse, with little to no updates on anything unless we made contact ourselves, despite being promised weekly updates. We received many viewings on our property but no offers during that time. A lot of the issues stemmed from viewers seemingly not being vetted before being allowed to view. On 4 occasions we had people arrive at the property and inform us they had no idea if they could even afford the house as they’d not even spoken to their bank. Emsleys assured us that they do question prospective buyers prior to a viewing but this happened far too many times, and was a huge waste of time. Emsleys assured us they were pushing our property on social media, yet the only reference we could find on any social media page was from December, several months earlier. We even had a viewing booked in at our property for someone who didn’t even want to view our property, but another house entirely, that looked nothing like ours. I appreciate that Emsleys are among the cheaper estate agents with regards to their fees, but we just felt like they could’ve done more to ensure the quality of the prospective buyers was better and that they could at least afford the property. They also showed a lack of care and could’ve done a lot more to advertise our home. The staff in the branch were all very friendly and approachable, and we have no issues with anyone personally, but I cannot say that the experience with Emsleys was a good one and I cannot recommend Emsleys I’m afraid.
