When I first purchased our house plans, the website showed the floor plan as a slab-only construction design. A basement version was offered, but no basement layout was displayed online. Since we wanted a basement, I assumed the plans would include a simple center beam running through the middle. When the plans arrived, I was surprised to find concrete walls and footers throughout the basement, leaving no flexibility for the homeowner and requiring me to hire another architect to make changes. I contacted Family House Plans to express my concerns, and although I wasn’t expecting a solution, I was pleasantly surprised when they reached out to the designer on my behalf. The designer offered to revise the layout to my specifications and sent the updated plans as a PDF. Both Family House Plans and the designer went above and beyond to resolve the issue, and I’m extremely pleased with the results.

Easy to find the right type of plan searching with filters. Great customer service as well. We started with one plan but ran into grading issues. So we were confident we'd find the right alternative quickly and we did find the perfect plan that fits our needs. Customer service was very responsive to questions and we were able to get the new plans to the builder before losing any time or resources to other jobs. Very satisfied and highly recommend.

I mistakenly thought that this would have included a material list for all the standard framing lumber for the cost it should have. After opening and finding that it did not include this simple detail I did go back and look and it does state this after a little searching around. Shame on me this time for not catching it.

Some designers do not provide materials lists because builders often construct differently, and a local lumber yard will typically offer a materials list for free as part of the materials package.
