IDEAL AGENT

A Predatory Trap—Worse Than iBuyer…

A Predatory Trap—Worse Than iBuyer Lowballs! Do not fall for the "2% commission" trap. It is a classic bait-and-switch designed to lure in homeowners looking to save on fees, only to push you into selling your home for dirt cheap. They want an easy paycheck with absolutely zero work, completely at the expense of your hard-earned home equity. I cannot believe this is what the "top 1%" have to offer—it is nothing but a massive disappointment. It is an insulting, disgusting practice. To put it in perspective, institutional iBuyers like Offerpad offered $223k and Opendoor offered $249k. Yet, the agent Ideal Agents matched me with S.H. From Keller Williams brokerage pressed me to sell for a rock-bottom $215k. What a sick joke. The agent immediately pulled the "I’ve been in the industry for 20 years" card to try and manipulate me into believing it wasn’t possible to sell closer to actual value. In reality, "20 years" just meant he was completely burned out, lacked the integrity or drive to do the actual work required to market a home properly, and wanted to push for a fast, lazy paycheck. Forcing tired, checked-out professionals to stay in the workforce hurts the consumer, hinders the industry, and leads to predatory practices where agents try to rip off homeowners just to make their own lives easier. Homeowners need to know that you do not have to attribute your success to a traditional, unquestioned, and predatory real estate industry that takes advantage of people right alongside lowballing cash buyers, wholesalers, and institutional buyers. Today, it is entirely possible to protect your equity by utilizing AI for market data and working directly with an independent title company to securely sell your home yourself. Avoid this service at all costs. They do not advocate for you; they actively work against you for a quick buck especially if they know you need to move quickly. UPDATE: Look at how fast this company changes its story to save face! In their first response to this review, they claimed that " being advised to accept an offer significantly below market value - is absolutely not aligned with the standard we expect from any agent in our network, and we take this very seriously” and that “they were unable to locate my file in their system" and begged me to reach out. But the second I sent a formal email telling them to cease all contact, they suddenly found my file and updated their response to claim their agent "chose not to take this listing." What an embarrassing corporate pivot. They didn’t reject us—we flatly rejected their lowball strategy and told them to stop harassing us. They stand behind a $215k value all the sudden after apologizing and saying the complete opposite while standard corporate iBuyers offered $249k with the exact same disclosures. They are just trying to protect their corporate rating by gaslighting the consumer.

Opendoor

Deceptive 16.8% Fees, Broken Pricing Algorithm, and Total Bait-and-Switch on Timelines

If you are looking for transparency, speed, or a fair market assessment, do not use Opendoor. They rely on completely inaccurate property data to lowball sellers, and then they secretly inflate their corporate fees to astronomical levels to force you into paying for unneeded repairs. I requested an all-cash offer on my home. Opendoor proudly plasters on their website and dashboard that you will receive your final offer within 2–4 business days. Instead, they unapologetically stretched their timeline out to 5–7 business days without explanation. When the offer finally arrived, it was an absolute insult based on broken data. Their automated pricing algorithm generated "comparable recent sales" that were a complete apples-to-oranges mismatch. They valued my home against 2.5-bathroom siding homes that were significantly smaller in square footage. My home is a premium, all-brick 5-bedroom, 3.5-bathroom property with 2,721 square feet—making it nearly 175 sq ft larger than the lower-tier comps they forced onto my property profile to artificially drag down its market value. Worst of all is their deceptive fee structure. While their marketing suggests a transparent, standard service fee (around 5%), they hit me with an egregious $41,847 "Opendoor service fee" on a $249,000 offer. That is a hidden 16.8% corporate penalty. When their home sales advisor explicitly admitted in writing that my HVAC, appliances, and roof were fully functional, in great shape, and well within their life expectancy, their underwriting team still used the "service fee" bucket to secretly bake in massive, double-dipping deductions. When formally confronted with these blatant data errors (wrong bathroom count, wrong square footage, and predatory fees), their customer support completely dodged the property errors, claimed the numbers were "set in stone," and immediately tried to push me into another one of their risky alternative programs. They rely on your need for convenience to strip you of your hard-earned equity. avoid this corporate scam.
