Beware of Belong

It is no wonder Belong has such positive reviews from tenants. Belong lets tenants walk all over the owners of their rental properties. Repeatedly Belong forced us to bow to any request for repairs or words of complaint from out tenants, whether it was the color of a toilet seat or a crack in the bathroom tile floor, Belong insisted we had not choice but to pay their contractors to finish the job. Once the job began, Belong's contractors would find more issues, and insist no repair could be made until further issues were dealt with. It always became more and more epensive for us. Mind you we lived in the house for 8 years without having any real issue with the things brought up. You would expect that a company whose sole purpose is to manage properties would have longstanding relationships, and the ability to negotiate good prices, however, Belong forced us to replace a perfectly good refigerator, after quoting us $900 to replace a seal in the door of the freezer. They then tried to force to buy a comparable $3000 fridge as a replacement. If the tenant wanted a $3000 fridge, they should have kept the one already in the house. The one we used, when we lived there. Now Belong has cancelled our contract, and dragging their feet to pay us the tenant's deposit. Do not rent with Belong. You will be lucky to cover your mortgage, and that is not worth the hassle. We are selling our house to a direct buyer at a loss just to avoid any further trouble. Belong assigned a half a dozen people to manage our property, and none of them can be reached directly by phone. The agents answering their phone can do nothing to help us. I am currently on hold with Belong, 14 minutes and counting. I have been on hold for over an hour before, while waiting for a vacation flight at the airport. Additionally, Belong spent 3 months trying hopelessly to rent our house. They asked for one more day after we cancelled, and rented it out to the couple who have done nothing but complain about our former home. This company is useless. This is an addendum to my original review. The score remains rock bottom, and my experience only gets worse. Despite verbal and written requests from my wife that Belong let me handle this whole mess, they refuse to talk to me. They say this has always been the policy, yet I have had extensive conversations about our property with their staff by email and phone. So, there reasoning for not talking to me now is a lie. I was on hold today for roughly 30 minutes before I was able to speak to a representative, who I promptly told, I needed to speak with our new, as of yesterday, concierge. This is probably our 5th in 9 months. Despite my questions about our deposit, and our release from the contract, they will not call us back on the phone. They will only offer platitudes via email. So, I called again asking to speak to Alejandra Rosal Echartea. I was put on hold, and told that I could not speak to anyone but the representative. I was not authorized. Now I have been forwarded a complaint from the tenant, who was told she was late for rent, and charged a late fee. She says she paid Belong on time. Now she is being charge for July rent today on June 25, 2026, even though Belong told her that we, the owners, are now responsible for managing the property. It is absolutely unreasonable that a company can be either so crooked, negligent, or disorganized to create such a quagmire. I am now on hold again after Belong hung up on me, and refused to talk to me.

Dear Steve, We understand that you are not the official homeowner on file, and due to account privacy and security protections, we can only discuss the home details with the homeowner listed on our agreement. Since we haven't been able to discuss this with you, I apologize for the misunderstandings you have about what has transpired. At Belong, we take home habitability and resident safety incredibly seriously. When certified professionals conduct inspections and identify widespread issues like mold, we are legally and contractually obligated to address them to ensure a safe living environment for the residents. We understand that Briana chose not to move forward with the necessary structural repairs recommended by the technicians, and instead decided to place the home under contract for sale. Because we cannot manage a home with unresolved habitability issues, this required us to bring our management agreement to a close so that Briana can coordinate directly with the buyer moving forward. We recognize how stressful and financially challenging selling a home under these circumstances can be, and we truly wish Briana the best with the upcoming sale. If Briana would like to discuss any remaining concerns, I welcome the opportunity to speak with her directly to address them with full transparency. Best regards, Tami Silks VIP Member Relations Lead, Office of the CEO 650-600-6864

*****In response to Belong's latest reply

*****In response to Belong's latest reply I want to address several inaccuracies in this response directly. First, you state that you have personally called me and left voicemails that I have not returned. This is not true. The only call I have ever received from Belong throughout this entire process from was on June 5, regarding the garage door. No one from Belong has ever called me about the deposit or repair issues I have raised, and no voicemails on those topics have ever come through. Second, you state that no security deposit funds were ever collected. My own account ledger shows otherwise — it reflects a deposit charge of $74.88 and a pet deposit charge of $12.50, both collected as part of this tenancy. These are documented, itemized charges, not my interpretation of the lease. Third, a prior Belong representative had already begun processing a refund of my deposit on the basis that the residents forfeited it by abandoning the property and shutting off utilities. That representative verified my bank account through micro-deposits and informed me an earlier refund attempt had been rejected by my bank, then had me update my information so it could be reissued. That directly contradicts the claim that no deposit ever existed to return. Fourth, you cite Belong's A+ BBB rating as if it reflects a clean record. It does not. Belong currently has 62 BBB complaints on file, 34 of them in the past 12 months alone. An A+ rating reflects how a business responds to complaints, not the absence of them, and this volume of complaints should be part of the picture, not left out. Fifth, you originally posted my full legal name on this platform. After that post was flagged, it was quietly edited to show only my first name. If posting full names reflects standard practice and transparency, there would have been no reason to revise it after the fact. I am not confused about my own lease, and I am not going to let inaccurate statements about phone calls, deposits, or ratings stand uncorrected. To anyone reading this considering Belong: beware that representatives have made statements to me that do not match the facts on record, including claims about phone contact, deposit funds, and inspections. Please do your own research and keep your own documentation before relying on what you are told.

Dear Genel, I have personally called you and left multiple voicemails, all of which have been on a recorded lines. My phone number is listed below and I welcome the opportunity to speak with you. Throughout this process, we have made every effort to maintain positive and productive communication. We extend that courtesy in every interaction and respectfully expect the same in return. I apologize for using your name in response to your review, as it was done to respectfully address you. My full name appears on all correspondence because we believe in operating with complete transparency and accountability. It is important to clarify the legal framework surrounding traditional security deposits. Security deposits paid by residents do not become the homeowner's funds. Instead, they are held in trust for the resident and may only be applied to documented, itemized damages that exceed normal wear and tear following the conclusion of a tenancy. Because the residents elected the Deposit-Free option, no upfront security deposit was collected or held in trust. However, participation in this program does not eliminate a resident's responsibility for any valid property damage charges at the conclusion of the lease term. Additionally, the residents did not abandon the home. Rent was paid in full through May 31, 2026, and although the residents chose to vacate the home before the lease expiration date, they remained in good standing through the end of the lease term. Accordingly, the home was processed within our standard post-lease turnover procedures. While challenges can occasionally arise during a tenancy or move-out process, what ultimately defines a company is its willingness to listen, accept accountability where appropriate, and work toward resolution. I sincerely apologize again for any confusion or frustration this situation may have caused and am sorry that your experience did not meet your expectations. Nevertheless, I want to assure you that we have acted, and continue to act, in good faith throughout this matter. We appreciate the opportunity to provide clarification and work toward a complete resolution. Respectfully, Tami Silks VIP Member Relations Lead, Office of the CEO 650-600-6864

Awesome agency

I’ve been leasing out my property since 2025, and the entire experience has been smooth and stress‑free. I never have to worry about rental income or unexpected issues. Everything is straightforward with no hidden fees. Renting out a home can feel intimidating, but I don’t feel that way anymore.
