We are writing this to warn others

We are writing this to warn others: do not trust Marriott Vacation Club. We bought into this timeshare because we trusted Marriott’s household name, believing their sales presentation promises of "flexibility, accessibility, and genuine vacation value." Instead, we were trapped in a financial nightmare that gets heavier with each passing year. The product simply does not work as described. We were repeatedly told we could access premier destinations whenever we wanted but that was a blatant lie. We have been completely unable to book vacations at the destinations and times we actually want… even when trying months in advance. The promised availability does not exist for owners like us. We are paying thousands for a product we literally cannot use. Marriott's representatives completely glossed over the full, ongoing financial obligations. No one plainly disclosed that we would be forced to pay thousands of dollars in annual maintenance fees regardless of whether we could even book a single trip. They never told us these fees escalate year after year with absolutely no cap and no exit strategy. If they had been honest, we never would have signed. Omitting this wasn't an oversight; it was a calculated sales tactic. They wore us down in a lengthy, high pressure environment designed to prevent informed decision making, using emotional appeals about family memories while burying the booking restrictions and fee traps. We relied in good faith on Marriott’s reputation, but that trust was deeply misplaced. Marriott allowed their sales team to mislead us, and we have been paying the price ever since. Avoid this trap at all costs.

This Promotional Package Felt Like a Scam

I purchased a Marriott Vacation Club promotional package expecting some flexibility if my travel plans changed. Unfortunately, my experience has been the complete opposite. After a scheduling conflict arose, I contacted Marriott Vacation Club to reschedule my reservation. I was informed that changing my dates would require a $100 rescheduling fee, regardless of the reason or whether availability existed. If I chose to cancel instead, I would be charged a $75 cancellation fee. I was also told that if I simply did not show up for the reservation, I could be charged the full market rate for the stay. What made the experience even more frustrating was the representative's "solution." I was told that my voucher doesn't expire until 8/31/2026, so I could always call back later and pay another $199 to reserve new dates. At that point, I couldn't believe what I was hearing. Every option they offered required me to pay even more money. While these terms may be included somewhere in the agreement, I found them to be extremely restrictive and anything but customer-friendly. Life happens. Customers should not be penalized at every turn for needing to change travel plans well in advance. As a consumer, I felt completely locked into a package with expensive penalties no matter what decision I made. Had I fully understood how inflexible this promotional package was, I never would have purchased it. To me, this entire experience felt like a scam. The vacation may appear to be a great deal upfront, but once you're committed, every option seems to involve paying additional fees. Based on my experience, I will never purchase another Marriott Vacation Club promotional package and would not recommend it to anyone considering one.

false an misleading advertising (MVC Preview)

I signed up for an "exclusive offer" to stay (3 nights/four days) at the Waikoloa Beach Marriott Resort for a special offer of $799 provided I attend a 90-minute sales presentation for the Marriott Vacation Club. I reserved my spot with a $199 deposit and was directed to call when I had picked potential dates for a vacation stay. I called every week for 5 weeks only to be told January had not opened up and to keep calling back. Then, on my last call they told me nothing was available for the entire month of January and February (at least two months!). They suggested I consider traveling in December (I had not interest in traveling in December). This is clearly a case of misleading advertising as now they tell me I cannot recover my deposit (the contract includes the policy on deposits) nor secure a room during a very large window of availability I have. I suspect I am not the only person that got caught in this scheme (i.e., make a deposit and then find there are months for which rooms are available even with over 6 months lead time). I would not do business with the vacation club. They are clearly engaging in false and misleading advertising. And, the fact is I doubt I will ever get my deposit returned but which I suspect is part of their revenue model. If they reach out to you run the other way!

HIGH PRESSURE SALE - MARRIOTT

My husband and I had an absolutely awful experience with Marriott and I feel obligated to share. We were cold-called and pushed into attending a meeting at the Sheraton in Orlando under the pretense of "completing transfer documents" related to Marriott's acquisition of Sheraton plans. When we asked to handle it over the phone instead, we were told it wasn't an option. At the time, we already owned two paid-in-full Sheraton plans and were actively trying to sell them back due to ongoing booking difficulties and the same kind of high-pressure sales tactics we were about to experience again. Once we arrived, we handed over our driver's licenses and Social Security numbers, and clearly stated our only goal was to sell our existing plans. Instead, the representative launched into an upgrade pitch that dragged on for hours, ignoring that we're seniors living on a fixed income. We were told it was a "one-time discounted opportunity" that would increase our plan's value, let Marriott buy it back with no loss, fix our booking and availability issues. We were also told there would be no undisclosed fees, though we later learned about point sale/rental rules, a 25% discount code, and a point-banking deadline - none of which were properly explained. After we agreed, we were rushed through nearly an hour in the finance office, never informed of a cancellation period, and never told a credit check would be run. We were also assured maintenance fees would rise no more than 2% annually. Looking back, this entire experience was misleading and predatory toward retirees. We're now demanding immediate termination of the plan, written confirmation, and answers about any credit inquiries. I would strongly caution anyone considering this company to think twice.

NO RESPONSE from Marriott senior management

I have written the following to several Marriott executives because I did not select my loyalty award by the due date with no response. “I am a lifetime Titanium member for over 40 years and a Marriott Vacation Club owner. I am 80 years old and have had numerous operations and subsequent lengthy hospital stays throughout 2025. My wife and I stayed at a Marriott property for nearly 100 days during 2025, most days for my wife to stay while I was hospitalized in South Carolina. I was unable to choose my 2025 benefit for my more than 75 days because of a recent hospital stay and subsequent rehabilitation. I am respectfully requesting that I may select my rewards, $1,000 toward the purchase of a Marriott mattress and a free night up to 40,000 points. Please call me if you require any additional information or clarification.

High Fees, Limited Availability, Broken Expectations

If there were an option for zero stars, that's what I would choose. In my opinion, my experience with MVC has been one of the biggest financial disappointments I've ever made. The promises made during the sales presentation have not matched the reality of ownership, and the gap between expectations and actual value is staggering. The biggest issue is the economics. In many cases, my annual maintenance fees alone exceed what a non-owner can pay to book the very same resort for a comparable stay. That raises a simple question: why pay a substantial upfront investment and ever-increasing annual fees for benefits that are often available more cheaply on the open market? Availability is another major frustration. Even after paying thousands of dollars and continuing to pay annual maintenance fees, securing reservations with points can be extremely difficult. Owning should provide better access—not more obstacles. The annual maintenance fee increases are also alarming. They have consistently far outpaced inflation, making ownership more expensive every year while the perceived value continues to decline. At some point, these increases become difficult to justify. Equally troubling was the high-pressure sales process. Looking back, I felt pushed into making a major financial decision without adequate time to fully evaluate the long-term costs and limitations. That experience has significantly eroded my trust in the program. The lack of a meaningful resale or buyback solution only adds to owners' frustration. After making such a significant investment, owners should have a fair and transparent exit option instead of discovering that recovering even a fraction of their initial purchase price can be extremely difficult. MVC has an opportunity to rebuild trust, but meaningful changes are needed. Those changes should include substantially lower maintenance fees, significantly improved booking availability for owners, better customer service, meaningful discounts that reward loyal members (e.g 25% discount on point bookings for Select level owners), align financing to prevailing 10years mortgage rate plus 1%, fair resale or buyback program that gives owners a reasonable path to exit with a minimum 90% guarantee on initial investment and foreclose all possibility of black market sales of points. Companies succeed when they consistently deliver value, transparency, and trust. Based on my experience, MVC falls well short of those expectations. Until the company prioritizes honesty, customer satisfaction, and genuine value over aggressive sales tactics, I cannot recommend this program to anyone considering purchasing a timeshare. Perhaps, programs like Lifestyle Holidays Club with guaranteed annual returns on investment or ownership of villa plus 60days all inclusive stays per annual provides far more better alternative. Marriott Vacation Club is a scam

Marriott Vacation Club is an extremely deceptive business with poor customer service built into the system. The intent is to coerce money from you and then not support you once the purchase is completed but still get maintenance fees. If you are considering purchasing, please visit EBay and someone will give you a week or be happy to sell points deeply discounted just to get out of the ever increasing maintenance fees. We gave away a week by advertising on EBay. Tried to give back to Marriott and they wouldn’t take unless I paid 2 future years of maintenance fees. SCAM. Near impossible to book even if you want. Good resorts have so many restrictions on dates for owners so they have open condos to rent to non owners. Latest they got me for, couldn’t use all the points and they talked me into buying insurance with points. I called back beyond the 21 day window and they wouldn’t take unless not credit the points to my account. They seem flexible before you purchase points, however once you purchase it’s near impossible to reach them and they have zero flexibility. They told me to contact insurance group and the insurance group said Marriott could cancel if beyond the 21 days. I called Marriott, spoke w people up to supervisor level, nicely ask and they denied. Spend thousand on purchasing and maintenance fees and they treat you like you aren’t keeping them running. It would have only been 800 points. Gave away my week and would like to give away my points. They are a scam, please stay away.

Fairfield Inn by Marriott-Fargo and Marriott Vacation Club

Fairfield Inn by Marriott-Fargo and Marriott Vacation Club! If you're considering booking this hotel, don't assume the information you're given over the phone will match what you're ultimately held to. I booked my reservation by phone and was told I had six days before arrival to cancel without penalty. When I received my confirmation email, it reflected a completely different policy. The cancellation deadline had already passed. I immediately contacted Marriott because something was clearly wrong. A Marriott supervisor opened a case and told me they would review the recorded phone call. I was also specifically told that my credit card would not be charged until the investigation was complete. That didn't happen. Instead, the hotel charged my card anyway. When I spoke with the Front Desk Manager after charging my card, she said she needed to discuss the matter with the General Manager. I requested a call from the General Manager. Rather than calling me, they sent an email stating they would keep my money because I cancelled outside the 14-day window. My case was completely disregarded. The problem has never been whether a 14-day policy exists. The problem is that I relied on information I was given when making the reservation and was later assured that no charge would be processed until the recorded call was reviewed. There was another concerning issue during booking. I was told I needed to be transferred to finalize my reservation. Instead, I was transferred into a Marriott Vacation Club sales presentation. Two Marriott supervisors later confirmed that I should have been asked whether I wanted to be transferred, not told it was required to complete my reservation. What disappointed me most wasn't the cancellation fee itself. It was the lack of accountability. When a company acknowledges that an investigation is necessary, promises not to charge your card while that investigation is pending, and then charges it anyway, it sends a clear message about where the customer ranks. Mistakes happen. Businesses earn loyalty by correcting them. In my experience, this hotel chose to enforce the fee and disregard the facts. The most frustrating part wasn't losing one night's room charge. It was realizing that when Marriott's own representatives acknowledge mistakes and explain what should have happened, those acknowledgments don't necessarily translate into a fair resolution. Policies only inspire confidence if the company follows its own procedures. DO BETTER, MARRIOTT!

If you meet Wissam Saade make sure you…

If you meet Wissam Saade make sure you put your running shoes on and run as fast as you can. He misrepresented the facts every time he spoke. He said we could sell our extra points, that his wife does and make tons of extra money. BIG lie, they are worth nothing. Said we could book all these fancy Ritz Carlton hotels, Big LIE. Said he did not work on commission. Big LIE. Told us his house payment was 6000, you think he is not a predatory sales person. Sold our number to other vultures to try and steal our points. Called my husband and tells him to control me. Obviously he does not want anyone to question his deceitful ways. Throws religion at you so you think he is honest. He and this company should come with a warning label. He stole our dreams of vacationing with our kids. You can’t find him associated with Marriott , once he screws you, you can never find him.

Customer service is very unprofessional and rude. I attempted to book a stay and was told that our particular dates were available, however, when I call back shortly after to finalize the booking, suddenly the dates were not available and never were. I spoke with one travel associate and her manager and both were extremely unprofessional and did not try to troubleshoot with me at all. I would not recommend booking with them whatsoever.

Marriot timeshare is a scam

First off if you want to get a timeshare do not go with Marriot!!!! They never have dates available like they said they would, they lie constantly and don’t ever respond back to you. It is incredibly frustrating that I have to resort to the public just to get a response from your team. We expect better customer service from Marriott but it’s clear what’s advertised is not what you can expect. We are seeking an immediate resolution from a supervisor regarding our pending deed-in-lieu cancellation paperwork. We have tried calling repeatedly with no success, and we will continue to pursue this until it is resolved.

MARRIOTT VACATION CLUB IS A SCAM

MARRIOTT VACATION CLUB IS A SCAM I bought from MARRIOTT VACATION CLUB (MVC) club points, for 1000 club points the price was approximately $16, 340.00 with closing cost. This was the WORST MISTAKE in my life. THIS CLUB POINTS ARE A SCAM. When you enter the computer the villa that you want to reserve for next year all the time is not available. Right now I am asking for 14 different villas in different cities for June 2027 and July 2027, to select just one, but none are available. MVC controls the villas and doesn't release them. They keep playing a game and we are the losers. MVC, this is a shame, that a company behaves like this after we spent a lot of money. In the top of that MVC made MANY RULES for your club points to expired, other RULES you are not able to transfer for next year. WITH ALL THIS RULES MVC HAS THE ADVANTAGE TO GRAB US FROM OUR NECK and only is a WIN-WIN just for them. The top of the icing is when the salesperson does not tell you about all these stupid rules and the problem for find a villa. The salesperson said the annual fee will be $787.00, but I received from MVC a bill for $1,069.80. Without a doubt this is really a SCAM, for not able to reserve the villa in one year in advance, pay $16,340.00 for only 1000 club points, annual fee for $1,069,80 or more, and the POINTS EXPIRED after you expend all this money. SHAME OF YOU MARRIOTT VACATION CLUB.

Totally concur with the other reviewers

Scott Lance in his review is completely right. This has been a total nightmare, the number they provided in response to his review, for owner services that was given to him in his review has a recording that it is unavailable. I've been given so many telephone numbers, my mind is spinning. I transferred the remaining balance of my payoff to my new Amex Card, but it's not listed there, I did it with them over the phone... they sold me something very bad here. The individual who sold me this package Kevin Goic stopped communicating with me after I left Orlando, via his "whatsapp" and email, that was after I signed the contract on May 3, 2026. His supervisor is "out of the country" again, and that same individual told me that Kevin "has family issues," and why wasn't (over 2 weeks ago) able to communicate with me, but his new profile photo on "whatsapp" has him in a pool splashing around and looking quite content... (I know this is completely pathetic, but incredibly expensive and a waste of time). This has been an ongoing problem, and I very much regret my decision to buy into this program. There's much more to this. I believe, as other reviewers have indicated, they likely want the loan I have for this to intentionally go into default, or something incredibly insidious. I've been lied to so many times, including the latest call where I was told to call the "New Owner Administration" dept, and press options: #4, #1, and then #2, but was given another recording, and when I spoke to someone told me to call the Sales Dept, which is unavailable (she was either misinformed or lying). I'm hoping my complaint to the FL Attorney General's office helps resolve this for me. I've had more than enough. 6/18/26: So, the relationship they have with American Express is pretty obvious to me now, both mega million dollar corporations. Also, I tried posting almost the same review here on the BBB site, but was turned down for mostly reasons that aren't true ("inappropriate language," where did I do that?, no response from BBB when I emailed them). I reviewed BBB, turns out that they accept money from those who post complaints about them. Never buy anything you don't do the appropriate research for previously, never take the word of someone you think is on your side who's selling you something, especially something so expensive.

Taking advantage of vulnerable seniors

We visited Marriott Vacation Club in Orlando Florida in Feb 2026. because my husband couldn't tolerate NY cold due to chemotherapy. We hadn't visited a club in years due to low availability for desired locations but took what we could get due to my husband's unique circumstances. Upon arrival, we were offered a $200 gift certificate to attend a 45min session about how to efficiently use our timeshare. 45 minutes turned into a full day. The rep, Jason Boyd, said we would never be able to use our existing Timeshare because priority bookings only go to people who buy into the new points system, but if we buy points, we could go anywhere in the world any time we want. I told him my husband's cancer meant we couldn't buy and he offered a one time courtesy price, only good on the spot. He then offered to compensate us for not being pre-warned about a huge maintenance fee increase, with a one time free week of vacation anywhere in the world, anytime. He reneiged on that when my husband asked for it in writing. We wanted to leave and get food for my husband and they woudn't return our jackets. The manager, Austin Coker, came to tell my husband we could maximize our benefits by opening a Mariott Bonvoy credit account for everyday purchases that would convert to free points, giving us more availability. We agreed and he offered to help out by converting some of our existing timeshare holdings into points which we signed off on. He gave us a thumbdrive with the details to review at our lesiure when we returned home to NY, where I realized that we were being charged for new points a few days later. I urgently called Jason telling him this was not what we wanted and to cancel everything. He and Austin did not respond to calls or email. My husband has now passed away. Jason finally responded saying the transaction closed in Feb and I had to call their Exit Services, which also does not return my calls. They flagrantly took advantage of a sick senior citizen and his widow. And on top of it they will deny all this to save their public image and refer victims of these scams to their coprorate exist dept which will tell people their only recourse is to go into foreclosure. Shame on them! revision: they tell me to reach out to them but they don't answer or respond. Such a scam!

Terrible experience

Positive: they offered a discounted night in exchange for us attending the presentation in Hilton Head. Negative: we thought it would be a group presentation with q&a after. It was one rep per couple and felt like a people/sales factory. The presentation was fine until we said we weren’t interested at which time their mood changed and they insisted on the manager coming in who dropped the price from $80k up front (with 17.99 interest rate for 10 years just to join the club and get 4k or so points per year) down something like $60k. We again said this is not for us and they sent another manager (quality manager) to do a survey. We told manager 1 we’d been there 90min already and our kids were waiting on us for pick up at a nearby beach property and it started to rain. Manager 2 knew this as well and we again said this is not for us and she asked us to rate our rep which we did and started to walk out. The quality manager stood up and stood in front of the door so we couldn’t leave and said we have to wait for a 3rd manager so we couldn’t leave tell them why we didn’t let her finish. We said our kids are waiting in the rain, we said we aren’t interested, we rated our rep favorably and we are leaving. That was the breaking point for us as it felt harassing at that point. Not only will we never buy into MVC, we have now been turned off from staying at Marriott properties. **we own a sales company and have been in business over 30 years and this sales model is disastrously flawed and uncomfortable. Our rep also left their phone in our secluded sales room and intentionally left us for 5 minutes and we immediately got the impression our conversation was being recorded. If we’d read these reviews first, we never would’ve attended. They also tell you the deal is only good for that day while you’re still in the office. No time to review or discuss.

I just returned from Ocean Watch in…

I just returned from Ocean Watch in Myrtle Beach for the last time ever. I bought a “deeded property” Gold week about 20+ years ago. My home base was Myrtle Beach. I paid $20k that was supposed to include guaranteed beach front. The condos, facilities and locations range from good to great. None I’ve been to are in poor shape. That’s the good news. The REALITY : Once Marriott went to a points system it became more difficult to make reservations and the beach front guarantee was gone. Unless you plan exactly one year in advance going where you want - even your home base, is a pain in the ass and unlikely. My fees have increased 4X over time, are now $2,000 & will continue increasing. I looked into selling but the average price is about $3,000 with no guarantee of a sale. Marriott will take it back but you have to pay the dues + $400 closing costs. If fees were reasonable ($1,200) and reservations didn’t suck you could view it like joining a golf club. But the value proposition stinks and I view it as the worst financial decision of my life. I’m shocked people still buy into this.

Misleading Sales and Poor Service at Sheraton Flex / Marriott Vacation Club

My husband and I had a terrible experience with Sheraton Flex. We accepted a "free" three-night stay in Orlando, only to discover the promised $250 credit was tied to a mandatory, high-pressure sales presentation. The salesperson used exaggerated savings claims (like “save $60,000 in 10 years”), guaranteed buyback or resale help if we couldn’t make loan payments and convinced us to put down $1,000. The reality was disappointing and stressful. We were pressured to sign a contract quickly while I was in severe back pain, unable to properly review the terms. No one assessed whether the program was even financially suitable for us. Once home, issues continued: our account showed zero points for months due to an email error, Bonvoy Elite status (which we were promised) was never provided, and customer service failed to resolve any problems. Loan payoff information was inconsistent, and the “buyback” promise was missing from the contract. When we tried to exit, we were simply told to sell the membership ourselves—directly contradicting what the salesperson assured us. We've lost $1,600 and have nothing to show for it except frustration and worry about our credit score. We were subjected to incomplete disclosures, aggressive tactics, and false promises. If you value honesty and transparency, I strongly recommend looking elsewhere.

Thank you for sharing your experience. We’re truly sorry to hear how stressful and disappointing this situation has been for you. We understand how concerning it must have felt to encounter pressure during the presentation while also dealing with physical discomfort, and how upsetting it is when expectations set during the discussion do not appear to align with your experience. Thank you again for sharing your perspective.

It's a scam

It's a scam. Run away screaming. You pay a lot of money up front and then in maintenance fees every year. If you put all that money in a savings account you would be 100% better off. The money you pay in maintenance fees alone (for me that is $6000/yr, which goes up if you buy more points) would cover the trips/hotels so the money you pay to buy the points every year is money you throw away. For me that was $70,000 because I’m stupid and they have very good sales people Also, I saved points for 2 years to be able to use them on a trip. By the time I had enough points to go on the trip they increased the number of points needed.😑 Like I said it’s a scam, learn from my very expensive mistake.
