Review of Richmond American Homes

Review of Richmond American Homes I am extremely disappointed with the quality of workmanship and customer service provided by Richmond American Homes. Shortly after moving into my home, I discovered that my shower had been improperly installed and was leaking. Richmond American Homes acknowledged the issue and performed repairs. However, despite those repairs, mold has continued to develop from behind the caulking around the shower area. Now, two years and one month after the repair was completed, the problem persists. It is clear that the original installation and/or repair was not properly completed, allowing moisture to remain trapped behind the walls and creating an ongoing mold issue. Rather than standing behind their workmanship and addressing what appears to be a direct result of their initial failure to properly seal and waterproof the shower, Richmond American Homes has refused to assist because the issue is just one month beyond their warranty period. A homebuilder should be accountable for defects that stem from poor craftsmanship and inadequate repairs, especially when those defects can lead to mold growth and potential health concerns. The fact that this problem originated from their original installation and repair work makes their refusal to address it particularly frustrating. I expected better quality construction and better customer support from a national homebuilder. Based on my experience, I would strongly encourage prospective buyers to carefully inspect all workmanship and thoroughly understand the warranty limitations before purchasing a Richmond American home. Rating: 1 out of 5 stars.

Building defect resulted in $3,800 and closing delay

I purchased a Richmond home 7/2023 in the Hawthorne neighborhood of Castle Rock, Colorado. With all new homes comes a 1 year warrantee in which Richmond will fix any building defects. I brought up the issue to them severely cracked driveway that occurred during building of the home (they did not initially plan to fix the driveway). Cracked portion was replaced but the concrete was a noticeably different color than the original. I brought this to Richmond's attention and was told the color will fade to the same color over the course of a year. Over 1 year later, the two portions of the driver did not look any closer in color. I repeatedly requested Richmond fix this but each time they told me nothing can be done. When it came to placing our home on the market, the HOA notified me that the color mismatch of the driveway would need to be fixed prior to closing out any compliance requests. We had an offer on the home already at that time, the buyer requested that we have this issue addressed. When we asked Richmond home to assist with this remedy, they stated that they are not responsible for the issue. It cost $3800 to fix the driveway and resulted in delay of closing on the sale. I would highly recommend at least reading on the reviews prior to purchasing a Richmond home.

DO NOT TRUST THESE LIERS!

DO NOT TRUST THESE SCAMMERS!! They will lie to your face and then pretend they have no idea what you are talking about. You left a GAS leak in my 76 year old aunts home and then lied to her saying it was normal. YOU left a roof leak and then tried to blame her. Straight garbage people and liers work here. Y'all REALLY just want people to die so you can steal there money. Why don't one of y'all POS's live in your death trap homes???

Beware! Don’t buy Richmond American Homes

do not recommend purchasing a home from Richmond American Homes. My experience has been extremely disappointing due to ongoing issues with poor workmanship throughout the property. From cosmetic defects to more serious construction problems, the overall build quality did not meet reasonable expectations for a new home. When I moved in, multiple basic systems were not functioning properly, including a doorbell that did not work, internet cable outlets not connected, and several electrical outlets that were non-functional. These are fundamental items that should have been fully tested prior to closing. Additional workmanship issues have become increasingly apparent. The floors squeak excessively throughout the home. There are exposed nails on the roofing that will likely rust and leak over the next 24 months. Caulking is incomplete in several areas, and exterior trim is uneven, with nail holes not filled and finishes left incomplete. Roof drainage downspouts are routed in a way that directs water onto roofing surfaces, which appears to accelerate wear rather than protect it. The roofing also includes low-quality plastic vents and plastic flashing instead of more durable metal materials. Inside the home, plumbing installation also shows poor alignment, including water pipes from the water heater that do not properly align with the drain. The toilets also produce a hammering sound when flushed. What is especially frustrating is how many of these workmanship-related issues are excluded from warranty coverage. Problems are frequently dismissed as “cosmetic” or “non-covered,” leaving the homeowner responsible for repairs and correction of construction defects that should have been addressed during construction inspections or covered under warranty. In my experience, Richmond American Homes appears to prioritize cost-cutting and profit over homeowner quality and long-term satisfaction. It feels like the focus is on building and selling homes as quickly and cheaply as possible rather than ensuring buyers—who are making a major financial investment—receive a properly finished, fully functional home. I have also been very disappointed with the overall building quality and process. In my experience, it feels like the homes are built with the lowest-cost labor available, resulting in rushed or low-quality workmanship. The model homes, in contrast, appear much better finished, which can create expectations that the delivered home does not meet in practice. This difference in presentation versus actual build quality was particularly concerning. For a large national builder, I expected a much higher level of quality control and accountability. Instead, it feels like many defects are overlooked during construction and then pushed back onto the homeowner after closing. I strongly recommend no one buy these homes, as this company is extremely unethical due to the issues mentioned above which you give the homeowner the shaft on in the end. I will never make this extremely costly mistake again and clearly Richmond American does not care about its reputation . Attached are just a few of the pictures for your additional viewing enjoyment. Please improve the poor workmanship and put in place quality controls, so that future homeowners don’t face the horrible situation I am in for buying a Richmond American home. Extremely Disappointed customer.

I spent almost half a million dollars…

I spent almost half a million dollars on a new home from Richmond American/Chesmar Homes less than 9 months ago and found out shortly after that the septic system was improperly installed. I cannot flush my toilets when it rains longer than an afternoon and have had to pump rainwater out of the system twice now. Neither Richmond or Chesmar will return my calls and the extended warranty they charged me for does not take effect for two years so they put the blame back on the builder. The septic installer they hired to install the system pretends it is not the same company when I call. How they even got it permitted by the county being unsealed from ground water is beyond me. I can’t believe this is legal

4 years in and we've had several…

4 years in and we've had several electrical issues, often comes down to using cheap materials or even incorrect materials, not the place to save a few pennies with regards to safety. The person you get assigned to help with issues will ignore you, just ignore you. They were supposed to have wired the garage for an EV charger, just 6" of cable held in place with garbage, the electrician said he sees this often with this builder. No underlayment under the shingles, so water soaked into the roofing. Buy form anyone else or just rent instead of buying from these jokers.

Jim Lopez - The Best Sales Rep

Jim Lopez was the best sales rep we have ever worked with and his patience was outstanding. My husband and I have been looking for our last home. A low maintenance home with a lot of conveniences when we found Richmond American Homes in Aylett, VA. We decided we wanted to look at The Alexandrite and Jim gave us a wonderful tour, pointing out all the conveniences and highlights. Plus the floor plan was exactly what I was looking for. We took several weeks to come to a final decision and no matter how many times we asked to look at the sample, Jim was gladly willing to show us. We listed our home, which sold in five days and the race was on. The approval process was difficult but Jim always got us an explanation for our questions. He was incredibly helpful in every way even when the situation was not his responsibility. He made the entire process much easier. Jim was always there when we needed help!

Frustrating Experience with Builder’s Lender

I wanted to share my experience regarding the service I received. The builder has their own lender his name "Chris Webber", and unfortunately, he did not meet expectations. Communication was unclear, and I often had to ask multiple times to get basic explanations that should have been provided upfront. The process felt unnecessarily complicated, making things harder than they should be. Our file was not reviewed thoroughly from the beginning, and many of my questions were not answered accurately. I strongly feel that someone familiar with the process would need to correct what he says. If you are already familiar with the process, you might be able to navigate it with him, but if you are not, I would not recommend moving forward with this lender.

Recently we were viewing Richmond…

Recently we were viewing Richmond American homes in Saratoga Springs Utah. The agent we worked with, Keri, was friendly and helpful however at the last home we toured she regrettably fell on some unseen ice on the driveway. As soon as I saw this accident I rushed to help her up but fell myself hitting my head on the cement. While it might have appeared almost comical to anyone witnessing it, I learned later I suffered a concussion after visiting the emergency room. Despite this unfortunate accident we still decided to make an offer on one of the homes we toured. We loved the home but and rather hoped that as a result of the accident Richmond American homes would recognize an opportunity to collaborate somewhat on our offer which included a contingency clause upon the sale of our home. We asked for no compensation for the accident but instead asked for a bit more time to sell our home. There was zero intent to profit as a result of their negligence. We were informed they would not consider allowing any additional time to sell our home in order to buy in of their “ready to move in homes” We were basically told in the end to sue them instead for any damages. We went from feeling an opportunity for friendly collaboration where both of us would mutually benefit to someone they couldn't care less for. Not the company they try to portray themselves as. While this review doesn’t actually address the quality of their homes, I think it gives you an idea of the mindset of the management behind the scenes. Read into this what you will but personally I’d prefer to partner with a company who is building our future with us and who demonstrates a collaborative community involvement who is involved as someone who values more than the bottom line. Nope, not Richmond American Homes. Customers represent only profit….nothing more. Expect little if you chose to deal with them.

Buyers beware

I purchased a Richmond American home in December 2024, and I regret that decision deeply. Since moving in, we have experienced persistent and unresolved issues every year—most significantly with the temperature regulation in my daughter’s bedroom. During the summer months, her room reaches temperatures as high as 89 degrees. In the winter, it is uncomfortably cold. No matter how high I raise the thermostat, her room does not warm adequately. This morning, I went into her room and felt terrible for her—this situation is unfair and unacceptable. Your technicians have been out on multiple occasions, yet the issue remains unresolved. An additional return vent was installed, but it has made no noticeable difference. At this point, these visits feel like a waste of time. To compensate for the heat loss in her room, I am forced to overheat my own bedroom, leaving both of us miserable—she remains cold, and I am uncomfortably hot. I paid $740,000 for this home and am currently paying over $4,000 per month. The quality of workmanship and service I have received does not reflect that investment. I am a veteran who served 20 years in the United States Air Force, and the level of service and accountability I have encountered has been extremely disappointing. Each visit results in explanations and excuses rather than solutions. If the work was done improperly, it should simply be corrected. No one seems willing to take ownership of the problem, and that is unacceptable. I am formally requesting that these issues be properly diagnosed and fixed—once and for all—so that I can place this home on the market and attempt to recoup some of the financial loss I have incurred. I expect prompt attention to this matter and a clear plan of action. Please contact me as soon as possible to discuss next steps and a resolution timeline.

Repeatedly don't respond to messages…

Repeatedly don't respond to messages and this is during the pre-sale phase. In other words, when you haven't signed a contract yet. So, if they're ignoring customers before making the sale, imagine how bad it will be after you've signed and they've taken your money. Well, I have imagined (and I've had that confirmed by MANY reviews here) so I will save myself the aggravation and take a hard pass on Richmond American Homes.

I could build a quality house with no experience better than Richmond

Bought my house in January 2024 and as of the writing of this review I've had three water leaks, two from the irrigation system and one main water leak, which cost over $580 to fix because the plumbers didn't bother gluing the pipes. Richmond said that I had to prove that it was neglect on their part and they would consider reimbursing me. I own another house for 15 years in another state and I never had a problem with my pipes. My neighbor also had a recent leak (a couple of days ago as the writing of this review) and had to get it fixed I'm going to back up and actually say that before I moved into this house the construction project manager was a real a-hole. He acts like your his best friend which, I know he isn't, but he acts like he will fix all the issues with the house and then when you move in you have to fight with Richmond Rep to get anything done. It took over a year to fix a water issue on the side of my house. It was supposed to be done before I moved in, but how Richmond deals with stuff is, you've already signed for the house and they said this is not a reason not to move in, so they have no intention of fixing anything unless you keep complaining. Found out that the houses in the development are built on top of an old swamp. Everyone in this community is having water issues. And considering that underneath this ground is clay, it does not drain. People have had to spend over $3,000 to get french drains put in on both sides of their house. The inconsistencies in the build is unbelievable. Phase one you could customize but phase 2 it was as is. That's not really a problem but most of phase two didn't have gutters put on but phase 3 houses had gutters put on. It wasn't even an option for phases 1 and 2. My house isn't even level on the inside. I only found that out because I had to get GE out here to fix an issue with my refrigerator and when he was trying to balance the refrigerator he noticed then, that it was not level. There is a reason why Richmond has a class action lawsuit against them.

Stay away the customer service is…

Stay away the customer service is terrible. Something as simple as the trim rings around the canned light fixtures having dents and in need of replacement they will not cover under the warranty. Even though this was brought up in the walk throughs. We won't even talk about the big stuff, like plumbing not properly running pipes to install a water softener. We have to completely tear out all the plumbing in the basement to get soft water to the rest of the home. Brand new 700k home. They care about the bottom line over there customer.
