First application that I put in and the last one to be approved. Therefore, since I was on a tight schedule, I had to accept another option, although it was the last application submitted, it was the first to be approved. I thought the house did not warrant such a high rental, as there was not fenced yard, no garage, house was not move in ready and was told that they needed several days to clean house. Not very good on communication. lots of trash blocking access to laundry and you had to through a lean to access it and it was dirty with lots of leaves and dirt as it was not completely sealed, just barely attached to back of house.
It's an ethical company that has the seller's best interest in mind.

This is a very predatory company. Beware. They will nickel and dime everything and their "fees" cost me over $70, 000 on a $430,000 home. They have a blanket statement in their contract that states they can use how much ever they want to cover costs. They took over $10,000 and didn't tell me where that money went or what it was used for. When I was finally able to speak to someone, she was extremely snarky and unhelpful. My question was never answered about where that $10,000 went. Please be careful and look over your contract very carefully before signing. Have an attorney look over your documents. This is a very shady company and they will STEAL your money.

The loan officer basically lies, I don't trust Craig at all. He's horrible, says he has to lowest origination fee at 1999, but others were 1400-1700 Clearly his was the highest. They have the highest fees for everthing and not easy to work with.
Quick, easy to use, and had our interests in mind throughout the process.

Orchard Homes is partnered with Homeward Title, a company that has scammed countless homeowners. They lure you in with three options: a low cash offer, a “quick sale,” or their “amazing program” through Homeward Title where they advance part of your equity so you can move out while they sell your home for top value. It sounds perfect, but it’s absolutely not.
They immediately increased the “repair funds” they set aside, claiming I’d get most of it back later. After the first closing, both companies ghosted me and even my Orchard realtor, who was supposed to represent Homeward Title for the second closing. They lied to him repeatedly, kept him out of the loop, and told him the house was ready to list—only for him to find it in far worse condition, leaving the house now with things in a complete a mess, which they were not before. The house was left in embarrassing condition, nowhere near ready to list, yet they still sent him out as if it were.
After constant pressure they finally sent a random spreadsheet with vague items and unexplained charges. They refused to provide invoices or proof of how they spent my funds. They charged a 19% fee and pocketed around $17k of my “repair funds” with zero documentation. Even after involving a lawyer, they dismissed all requests for proof. Homeward Title has a long history of doing this to homeowners, and Orchard continues to promote them, making them complicit.
My Orchard realtor repeatedly reported the issues, and Orchard ignored everything. When he pushed too hard, they replaced him to silence him, costing him the commission he rightfully earned.
Orchard knowingly partners with a company that scams homeowners, ignores contract obligations, and mistreats everyone involved. Stay far away from Orchard Homes and Homeward Title. Save yourself the money, stress, and lies. Whatever you do, stay FAR AWAY from Orchard Homes, and most certainly Homeward Title. Save your money, the stress, the headache and all the lies that will continue to be fed your way.
In response to their reply: so basically you guys can make up any amount as the “final charge” since you don’t provide any accurate factual invoices with amounts and proof of what the funds are used for. Just SELLERS BEWARE: be prepared to give them all your money and not see any return. And it’s crazy you say all your customers have positive reviews and experiences.. the BBB seems to strongly suggest otherwise.
