What reviewers say

AI generated

Reviewers had a great experience with this company. Customers frequently mention how remarkably simple, smooth, and quick the entire transaction process is, which successfully saves people a lot of valuable time. Consumers genuinely appreciate the professional staff and the fair cash offers consistently provided for their residential properties. Buyers and sellers alike find the digital platform and overall communication extremely convenient from start to finish. However, some reviewers were not happy with significant price drops occurring unexpectedly after the initial property inspection took place. Some people also felt that the associated partner companies and external title services made closing procedures much more difficult than expected.

What people say

I am extremely disappointed with my…

I am extremely disappointed with my experience with Opendoor. My offer changed three different times throughout the process, which made it difficult to feel confident or trust the numbers I was being given. The biggest issue was the repair deductions. I completely understand that a company purchasing a home may account for cosmetic updates, paint, and minor repairs. However, I was shocked when I received a $12,000 deduction for repairs. My home was built in 2020, has been well maintained, and it is just me and my preteen living here with no pets. My HVAC system had been professionally serviced only five weeks before the inspection. Even the inspector stated that the home was in good condition and that the main items noted were cosmetic in nature. The repair costs presented by Opendoor felt excessive and did not seem to reflect the actual condition of the home. What made the experience even more frustrating was that I received another offer from a different company that was over $17,000 higher than Opendoor’s final offer. I chose to explore Opendoor because of the convenience and the promise of a simpler cash sale, but the repeated offer changes and unexpected deductions made the process stressful and disappointing. I recommend that anyone considering Opendoor ask very detailed questions about potential repair costs, fees, and how much the offer can change after inspection. The convenience may be appealing, but make sure you compare your final net proceeds with other buyers before making a decision.

Ghosted after asking for proof of $32k repair demand

Opendoor gave us an offer, we signed, then out of nowhere they demanded a $32,000 price cut after their inspection. Our own independent inspection showed nothing close to what they were claiming. When we asked for documentation to back it up, our agent stopped responding entirely. We canceled per our contractual rights and sent four emails and texts over a week and all were completely ignored. No confirmation, no response. We had to contact the title company directly and threaten regulatory complaints to finally get them to acknowledge our cancellation. Unprofessional, disrespectful, and a classic bait-and-switch. Do not trust their "final offer" until you're at the closing table.

Selling to Opendoor was exactly what we…

Selling to Opendoor was exactly what we needed for our situation and everything worked very well. Their instructions were mostly clear, they allowed us to set a closing date out 60 days and allowed late check out, which helped us out a lot. Communicating for questions that the title company couldn’t answer was a bit difficult but ended up ok. I would recommend to anyone who isn’t in a home or situation that works for a traditional sale. We got our money the same day of closing.

If I could give zero stars I would

If I could give zero stars, I would. I’m tired of receiving what looks like a legitimate offer on my clients’ homes when it’s really just a marketing solicitation. It creates confusion and makes homeowners think they already have a real purchase offer when they often don’t. As a real estate professional, I’ve had clients question whether they should take their homes off the market because they believed they had an actual offer in hand. That kind of marketing wastes everyone’s time and creates unnecessary confusion. If you’re considering working with this company, make sure you understand exactly what you’re receiving and compare the actual net proceeds, including any fees, repair deductions, and other costs, before making a decision.

Deceptive

I was a long time Opendoor stock holder. I believed in the mission and product. Trying to help a family member sell to them was the worst real estate experience I’ve ever had and caused to me to lose any trust in the company. They gave us a quote we accepted. After inspection they gave a new quote and we accepted. They incorrectly asked us to pay out of pocket for a point of sale inspection by the city (title told us they should have done it). They then backed out of the deal a day before closing. Well now do our own open market sale, but we’ve wasted a month. Will never use again

Good experience.

OpenDoor is very efficient. 90% of the process is all online and the process is as fast as you make it. We closed in a little over 3 weeks start to finish. Price was right and fair. The staff member assigned to us responded quickly to texts/calls. And their title company of choice was also very responsive.

Excellent experience with Opendoor staff members

All Opendoor staff members that were involved in the sale process are professional, patient and trustworthy. They were able to explicitly stated all the expectations upfront, so clients don't get any unexpected surprises. They were also able to answer any questions throughout the entire process. I am satisfied with the transaction I had with Opendoor.

Absolute Game Changer—Flawless

Absolute Game Changer—Flawless, Transparent, and Stress-Free! I cannot recommend Opendoor enough! From day one, the entire process of selling my home was incredibly easy, reasonable, and completely transparent. Like most sellers, I was anxious at first about hidden fees or surprise deductions, but Opendoor was fair every single step of the way. When their inspector came out, he actually pointed out that my home had an extra bedroom and bath that weren't listed in the old public records. Instead of ignoring it, Opendoor immediately recalculated my baseline offer and automatically bumped my final purchase price up to reflect the true value of my home! I participated in the "Cash Now, More Later" program, and my upfront closing wire hit my credit union account right on time on closing day. Even when a minor local vendor delay happened with a dumpster pickup in my front yard, my Opendoor representative, Claire, was incredibly understanding and kept my closing perfectly on track. My repair deductions were completely fair, my numbers were permanently locked in at the closing table, and my secondary payout pool is safely resting while they start minor renovations. Because of Opendoor, I walked out of the law office, ate a celebratory lunch, and completely set myself up for a fresh financial start. If you want a seamless, stress-free home sale that protects your wallet and gives you a true fresh start, use Opendoor!

I would recommend open door as a first…

I would recommend open door as a first option for people who are not able to do alot of walking or standing i have dealt with open door more than one time and on both occasions they have been upfront logical and fair with our business arrangements and i would like to do more business with open door in my future if possible

Deceptive 16.8% Fees, Broken Pricing Algorithm, and Total Bait-and-Switch on Timelines

If you are looking for transparency, speed, or a fair market assessment, do not use Opendoor. They rely on completely inaccurate property data to lowball sellers, and then they secretly inflate their corporate fees to astronomical levels to force you into paying for unneeded repairs. I requested an all-cash offer on my home. Opendoor proudly plasters on their website and dashboard that you will receive your final offer within 2–4 business days. Instead, they unapologetically stretched their timeline out to 5–7 business days without explanation. When the offer finally arrived, it was an absolute insult based on broken data. Their automated pricing algorithm generated "comparable recent sales" that were a complete apples-to-oranges mismatch. They valued my home against 2.5-bathroom siding homes that were significantly smaller in square footage. My home is a premium, all-brick 5-bedroom, 3.5-bathroom property with 2,721 square feet—making it nearly 175 sq ft larger than the lower-tier comps they forced onto my property profile to artificially drag down its market value. Worst of all is their deceptive fee structure. While their marketing suggests a transparent, standard service fee (around 5%), they hit me with an egregious $41,847 "Opendoor service fee" on a $249,000 offer. That is a hidden 16.8% corporate penalty. When their home sales advisor explicitly admitted in writing that my HVAC, appliances, and roof were fully functional, in great shape, and well within their life expectancy, their underwriting team still used the "service fee" bucket to secretly bake in massive, double-dipping deductions. When formally confronted with these blatant data errors (wrong bathroom count, wrong square footage, and predatory fees), their customer support completely dodged the property errors, claimed the numbers were "set in stone," and immediately tried to push me into another one of their risky alternative programs. They rely on your need for convenience to strip you of your hard-earned equity. avoid this corporate scam.

Amazing and seamless experience

Amazing and seamless experience. If you are looking for a stress free and manageable way of selling your house quickly and professionally, I highly recommend Opendoor. We were pleasantly surprised at the ease in which the process flowed. After we accepted their competitively priced offer and with the help of Alison Mercer we chose our closing date and just had to wait until signing day, then we moved out. I loved that everything was handled online and digitally. I wouldn’t hesitate to use them again in the future.
