What people say

I found Ross Coates company staff to be professional

I found Ross Coates company staff to be polite, professional and very supportive through the whole process of selling my home, in particular Tanya Hatton & Karen Williams, they both walked me through the whole process, always helping to understand legal process, they always had the time to listen to my concerns and advise me accordingly. Excellent work, Many thanks:)

Unprofessional & Total Lack of Service

Referred by Millennium Legal conveyancer to Ross Coates, mistake number 1. Always do research into the solicitors your going to use. Big thing is communication, there almost none a never spoke to Remersh she declined and a number of times to take my call instead playing table tennis using the phone between the client and receptionist (unprofessional and convoluted). Issues experienced but not exhaustive list >Search Documents incorrect ones sent, promised to be sent, wasn't until another chase-up. > Didn't understand the breakdown of funds despite being told repeated times that there was a house sale. > Warranty Documents, Ross Coates claimed never received despite Dara Singh sending these to me, once disproved they claimed when they had it sent to them for third time it was different and amended and needed reviewing? Builder solicitor stated it was the same just forwarded. > Timescales, they won't be drawn on them, told once enquiries complete risk assessment would be completed Dara wouldn't give a timescale not even weeks? I felt like I was treated with total and utter contempt, they wouldn't communicate with me or other solicitors when requested, they demanded funds far to early in process then sit on it so you as a client lose out on interest on those funds. A reason by Remersh of not taking my call one day was because she on half day was beyond rude and was insulting. Think very carefully and do your research if deciding to go with this solicitors. Ross Coates solicitors need to actually deliver there services with some pride and care and not treat your clients with contempt like shown to me.

AVOID AVOID AVOID !!!

AVOID AVOID AVOID !!!! If i wasnt so deep in id switch companies . You never get updates , when you call and if they answer you get fobbed off. Everything minellium legal promised with this company has been lies . No online portal , extra fees to check finaces, extra fees to deal with another solicitor. Ive called today an was told id be called back and now they are closed! My buyers want to complete next week and Ross Coates know this but nothing is being done . I want to cry, I've been in hospital due to the stress of this useless company. The property is am moving to is chain free so should be very simple ! We are now 17 weeks in and still no further forward .

Dear Ross Coates Team,

Dear Ross Coates Team, Dara Singh and Remersch Kaur I just wanted to thank you all for working so hard this week to get our purchase to completion today. This will now enable us to move Emma ftom Bedfordshire to Hereford as planned and not result in delaying the completion and move which would have been necessary. You are a very thorough Team and I am pleased that we decided to use your services again for the second and now third time. Thank you once again Kind regards Mark Petersen and Emma Tydings

Superb service from everyone i dealt with

What i liked about dealing with Ross Coats was their friendly attitude to their clients, nothing was to much trouble, who ever I spoke to always got back to me as promised which i find rare these days, from Rachael who dealt with my phone queries to Lucy who dealt with the house sale to Karen who looked after the probate nothing was to much trouble

Ross Coates Solicitors – Lucy Guerreiroted a property…

I recently completed a property purchase with the support of Ross Coates Solicitors, and I’d like to express my sincere thanks to Lucy Guerreiro for her outstanding service throughout the process. Lucy was consistently professional, efficient, and approachable. She kept me updated at every stage, responded promptly to my questions, and made what can be a stressful experience feel smooth and well-managed. Her attention to detail and clear communication gave me confidence that everything was being handled correctly. Thanks to Lucy and the team at Ross Coates, the transaction was completed successfully and without unnecessary delays. I wouldn’t hesitate to recommend their services to anyone looking for a reliable and knowledgeable conveyancer. Thank you again, Lucy, for your hard work and dedication!

Have waisted around 9 weeks

Have waisted around 9 weeks, 2 weeks before exchange of contracts was told by Ross Coates Solicitors (work with Millenium Legal) to pay additionaly for Express Service, in the end instructed normal reliable Solicitor. £580 went to the bin. No replies to emails and no answers to calls. Think twice if you need headache for your money. Update: Received a request from Ross Coates to provide more detailes, otherwise they won't recognise the review as genuine. Just amazing, it took them just couple of days to request additional information, but when they were dealing with my case they were just ignoring all emails. Not waisting any more time.

AVOID, bordering on fraud

AVOID. They deliberately and systematically withhold funds and delay payments. For example, taking over a week to send you funds after completion and waiting many weeks to redeem mortgages. I assume they are making a return one way or another on all the funds they withhold at any time. I also assume this is technically not illegal; whilst obviously very unethical.

Highly Recommended!!!

Absolutely brilliant service from start to finish. The team made our house purchase smooth and stress-free, always keeping us in the loop and responding to our queries in a timely manner. There's no need to chase the solicitors relentlessly, they will get back to you and are always doing work in the background. A special thanks to Remersh, Jo, Karen, Tonya and anyone else who did an outstanding job getting our house purchased. Highly recommend!

Excellent Service

Right from the begining the communication was clear and concise with all the necessary details. No hidden cost and more importantly the team kept me informed during the entire process. The job was done on time and on budget. Amazed by the fast turn around too. Would highly recommend to anyone for sure. Cheers !!

I cannot recommend Rosscoates enough

I cannot recommend Rosscoates enough, after searching for solicitors to sell my property they were the cheapest i could find. They always replied to any queries i had via email and answered the phone when i called, the sale went though swimmingly and i will use them again when i purchase my next property. 5 star service

DO NOT USE ROSS COATES

DO NOT USE ROSS COATES. I was referred to Ross Coates via Millenium Legal. Having agreed no sale/no fee terms with Millenium Legal, and after waiting 6 months for a sale to go through, it subsequently collapsed. Ross Coates then invoiced me for £2,500!!! Thanks to Millenium Legal for persisting and reminding Ross Coates of the no sale/no fee terms. A really unpleasant experience. Unprofessional, under-handed……a disgrace to the legal profession.

Inept and unprofessional service

I was referred to them by Millennium Legal and did not hear from them for over a week and my emails went unanswered. I called them and was told the email given to me was wrong. Finally they called and we discovered their emails had gone to spam. Instead of calling earlier they would just send aggressive emails in all caps, very professional! On the first call they tried to convince me to send them all the purchase funds over a month before completion when normal practice is 10% when contracts are exchanged ...very dubious! They subsequently blamed the seller, not true. I sent signed docs special delivery and 2 days later they claimed to have not received them even though they were signed for! Along with other issues that was the final straw, so much time had been wasted so the seller suggested I switch solicitors and things are going smoothly now but I'm out £580. I'm glad others had better experiences with them but mine was very stressful.

A cowboy outfit. Avoid.

Under no circumstances should you use Ross Coates conveyancing services. It is affiliated to Millennium Legal and is an absolute joke, a complete shambles. The head of department failed to communicate effectively, was totally disinterested in the entire process, and completely out of her depth. They failed in their duty of care to us and held onto funds which should have been transmitted to third parties. Even now, almost two months after completion, they still have not settled accounts, the funds for which were retained from the sale proceeds. I suspect this is in breach of the Solicitors Regulation Authority rules and demonstrates a level of incompetence I have not previously encountered.

Big thank you to Lucy and Leticia

I want to say a big thank you to Lucy and Leticia for all their hard work, patience, and support during a very long and difficult process. They were always helpful, clear, and calm, even when things got stressful. I really appreciate their dedication and the way they stuck with it every step of the way. I couldn’t have done it without them.

Recently I needed to find a Solicitor…

Recently I needed to find a Solicitor to act on behalf of my mother who lives in the USA for the sale of a house in the UK. I came across Ross Coates during my search, I read through the reviews they had and although there were a number of negative reviews I decided to engage them, I can genuinely say I am extremely pleased I did so. I mostly dealt with Krishna and Michelle and can say I found them both very helpful and extremely professional in their approach. The sale went through in the time frame I was given and at no point did I have any issue with how they handled the conveyancing. In fact I was so impressed that this week I called Krishna for assistance with a completely separate matter and again she handled everything without any issue whatsoever. From my experience with Ross Coates I personally cannot understand why they have received negative reviews I can definitely recommend them and certainly have no hesitation in giving them a 5 star rating. Should I ever require the help of a solicitor in the future I will call Ross Coates immediately.

Avoid at all costs

My letter to Ross Coates: Thank you for your letter of May 12 (addressed to 115A Turnmill Ave). As you have offered assistance, here are some matters that you could help with. I engaged Ross Coates on January 6 of this year. I am a cash buyer and the seller was buying a new build, so this was a very simple transaction - no chains were involved. We aimed for completion by March 31 so as to avoid increased stamp duty on the seller's next purchase. As March 31 approached I became increasingly anxious. It was extremely difficult to talk to anyone at Ross Coates as the phones were rarely answered. However, on one occasion I was advised that it would expedite matters if I sent the money for the purchase to Ross Coates, which I did on March 26. The deadline was missed. I was then advised that enquiries had to be undertaken that would take a further 15 to 20 weeks, but, for an additional fee of £720, I could take advantage of the “Express Service”. The Enquiries turned out to be very straightforward, such as a Property Information form and a copy of the Lease. Eventually a completion date of May 9 was agreed, with exchange on May 6. I was phoned on May 5 by Mr Coates to say that the exchange could not take place because of a problem with the chain. I pointed out that there was no chain. The exchange took place with completion on May 9. My questions are these. Why was so little done in the three months before March 31, resulting in the seller having to pay an additional £2,500 in stamp duty? Why was I told that very simple enquiries would take 15 to 20 weeks to resolve? Why did Mr Coates phone to say that there was a problem with the chain when, if he knew anything about the case, he would have known there was no chain? The cash for the purchase was held by Ross Coates for 45 days, which would have earned between £500 and £1,000 in interest. Why was this not included in the Completion Statement?
