This is a worst case scenario management company. It honestly would have been better if they just didn't do anything at all. Heavily regret trying them as it cost us many thousands of dollars.

We’re genuinely sorry to hear that your experience with us didn’t meet expectations. That’s never the outcome we want for our partners, and we understand how frustrating this must have been for you.
It’s true that our approach prioritizes long-term revenue optimization, which sometimes means fewer close-in bookings early on as pricing is adjusted for maximum return over time. While this strategy works well for many owners, we understand that it doesn’t align with everyone’s goals — and we respect your decision to move in a different direction.
We're sorry to hear that the transition didn’t go as hoped and that the experience caused regret. We’re always working to improve our onboarding, pricing strategies, and partner communication based on feedback like yours.
We wish you all the best with your property moving forward and hope your next partnership brings the results you’re looking for.
Unfortunately, our experience with RedAwning fell far short of expectations, especially compared to the pictures they posted on Marriott's Home & Villas platform.
The backyard was the only aspect of the property that matched the photos. Upon entering, we were immediately met with a musty odor throughout the house.
Cleanliness was a consistent issue:
- A used dog or baby bowl was left in the kitchen sink
- Floors were dirty, and the placemats in the kitchen were visibly unclean
- Walls had significant scratches and marks across the house
- One of the bedrooms had a mattress supported by exposed 2x4s which was uncomfortable and unsettling
These conditions made the home feel more like a neglected property than a premium rental.
Expectation vs. Reality
The gap between the online listing and the actual experience was wide enough that we advised friends and family to avoid both this management company and the Marriott Homes & Villas platform altogether. The property lacked the level of care, cleanliness, and comfort we expected based on its price and brand positioning with Marriott.

Thank you for taking the time to share your valuable feedback. From your review response, it is apparent that we failed to meet your expectations. I can certainly understand your disappointment.
The experience you described is not characteristic of the level of service we provide.
We regret that this experience fell short of your expectation and apologize for the short coming.
As a rental owner this company has been extremely frustrating. We transitioned from Awning to RedAwning who bought out the first company. Ever since the switch we've had issues with clear communication, terrible transitioning, and numbers that just don't add up. I honestly have no idea if the income they've told me we've received is correct now that they've removed all of our prior records with the first company.
Their payment system is TERRIBLE. The amount you are paid DOES NOT match what the reservation total comes to, so you have no idea if you've been paid correctly or not. Every time I've tried to ask for assistance, I get a spreadsheet with more numbers that don't make sense, and I'm told the 'timing' of the payout is the reason why things don't add up. Yet, no one can explain anything further. Lastly, they withhold taxes, but don't remit them for every website your property is showcased on - meaning you have to jump through the tax hoops and figure out how to remit the taxes - which can be confusing and was not something I was doing before the merge with RedAwning.
Lastly, it's nearly impossible to get help when you have a problem. Everything seems to be done through email. If you have a question or issue, you've got to submit an email and wait 2-3 days for them to get back to you - if they do.
I would absolutely NOT recommend them. There's nothing they provide that others don't for the 20% management fee.

Thank you for your candid feedback. We’re truly sorry to hear about your experience during the transition from Awning to RedAwning — we know that change can be disruptive, and it’s clear we fell short of delivering the clarity and support you deserved during that period.
I have the hardest time to find the perfect place for my family! This cabin was wonderful The only thing I didn’t like was I like to have a pool close to my cabin. Very clean, easy check in, and absolutely beautiful views!
My reservation was canceled last minute, as I was driving up to the rental. We were planning a few days in Tahoe at Northstar, when I got a call that my reservation was canceled. Terrible!
Reply from RedAwning Vacation Rentals2025-04-18
Hello - Thank you for your feedback. We do apologize for the stress and inconvenience this cancellation has caused you. Last minute cancellations like these are generally due to urgent maintenance needs that make the property unsafe or unsuitable for rental. This listing has been paused on our service until our team can confirm that the rental is again able to accommodate guests.
This is the first time I've ever left a negative review in regards to a short term vacation rental. This place was NOT as described in the listing. No where in the listing did it say we needed 4WD, we weren't given that information until a few days before we were supposed to check in and then, it was too late to change or cancel. So we had to park our car in am empty parking lot of a closed down store and leave it there and make multiple trips to and from in my friends jeep. The bed was so hard I slept on the loveseat after the first night. The host had purchased a new mattress topper, but it had not even been taken out of the shipping box, she gave me permission to open it and put it on the bed. She said she was not coming to deal with it. Also the hot tub was gross. There was no shock or chemicals on site. She told me to just overflow it with water and that would clear it up. Just completely misrepresented the property and not great business practices. Ill never rent another one of their properties.

We had an amazing experience booking through RedAwning Vacation Rentals! Everything went smooth from the booking through the check out. Highly recommend!!
Our hottub (one of the main reasons people book cabins in the cooler temperatures), on the second day became cloudy, slippery (I slipped getting in and hit my chin hard), and smelled like rotten fish. I had to call 3 times to get them to come out and they only agreed to come do a change then if I PAID for it. We did. Unfortunately the hottub didn’t heat up warm enough to get in until the next day, which gave us one more night to use it. Also the jets in the master tub shot out a ton of mold when I turned them on. So I wasn’t able to use that either. When we spend whole days out in the city, it’s nice to come back to a cabin and relax. We weren’t able to. Nice area and views, but we won’t be booking with this company in the future. I HIGHLY recommend Auntie Belhams to anyone looking for a good cabin rental company.

We booked a property through Marriott hosted by Red Awning. Upon arrival the air conditioning did not work. Electricity was out in part of the house. The property was not ready for guests. There were stains on the sheets. Mold on all the outside cushions making them unusable. There was mold on the shower curtain. General lack of care and dirty. The sent someone out who was unable to rectify the electrical problem. Due to the Jewish holiday they were unable to get us in contact with management. We let them know we would have to vacate to ensure the safety of our family. We paid over $5000 for our stay and only stayed 24 hours. We were only reimbursed $300. They were not willing to work with us to figure out a solution. I would not use this company. I have rented many times through AirBnb and VRBO and never had the issues we had with Red Awning. I would not recommend renting one of their properties.

pros : the arrangements went smoothly . The staff at Origin condo units were friendly, we arrived on Friday afternoon. No One at the desk is available Friday Eve to Monday morning. Bed had stained bedding, tired worn sheets and bedding. Tired furnishings. Couch and chair sagging, not cleaned in awhile. Nowhere comfortable to sit. But across the street from the beach and quiet. a little effort and it could be a gem.
Banyan is not the same. Koko resorts have no no staff on site on weekends 24/7 is a disaster and things went horribly wrong as they didn’t pre-programme door and getting it fixed after 9 hour flight and the only person at call centre wanting to go home at 5pm in a Sunday was appalling and I had to force them to stay and fix or we would have been locked out all night on our arrival day.
They said all the right things and apologised with some macadamia nuts … which meant nothing as they ignored “looking into it” and gave lip service.
Won’t waste thousands on them ever again and have used KoKo resorts and banyan for years.
Very disappointing and price insane now for the condos these days, much better deals to be found on Oahu.

Your response was excellent. I would have given you 5 stars, however, vetting the properties would not have put us in the situation. Otherwise thank you!!
Easy enough to book, however, you are ONLY shown the nightly amount and total amount for each night when booking. It's only when you check out, the ACTUAL total amount shows up (in my case another $700. Obviously that is incidental charges (cleaning, deposits, taxes, etc) but they are not itemized at the time of booking! I had to contact RedAwning to get a list of itemized charges after the fact. I was provided the itemization within 48 hours of my request. It would have been nice to know what these charges were going to be prior to booking.
We had a wonderful experience with this company and property. We had all the information we needed before arrival and the property was perfect. I have nothing but good things to say about our weekend!
The condo is alright. The location is ok to iffy. It's a less expensive place to stay because of the location. We were left very disappointed after our visit as we were informed of a fee for pets that wasn't listed on the redawning.com website. We opted for the condo being the site actually said PETS OK and pet-friendly accommodations. We didn't approve of the charge, but Red Awning charged it anyway. When we disputed it with our CC company, Red Awning credited the charge back. Red Awning emailed us about the reason for our dispute. We sent snips from their listing demonstrating there was no mention of a pet fee. They did not reply. Four weeks later, they charged it again. It's noteworthy that their listing now clearly mentions "Please note that this is a pet friendly property. A fee of $25 per pet, per day, is applicable for guests bringing pets."

Hello - Thank you for your feedback. We do apologize for any miscommunication. Pet friendly rentals will allow pets, although some may include breed and size requirements, but will almost always incur an additional fee for bringing a pet. Please reach out to our team if we can offer any assistance.
