Beware of the illegal bait and switch tactic.
BUYER BEWARE...... I have been using Buildium for over two years now and I would not recommend them to anyone. I think they are dishonest and It's like dealing with a dishonest used car salesman. My two main complaints are (1) I feel like they used the illegal BAIT AND SWITCH tactic to get me to go with them. (2) The tech support is absolutely horrible. When they were trying to sell me on their service they said if you go with us we will give you 3 years of inspections for free, then 2 years after I signed up they start charging my card for the service that was supposed to be provided free for 3 years. Let me also mention that I do not use there home inspection software and never have. I emailed them with my complaint and ask that they stop charging me for use of the home inspections app and refund my card for the last two months and as usual I am dealing with someone from another country that is not comprehending my complaint at all. His response is that they are not offering the 3 years free anymore and that the company does not give refunds. This is not a good business practice at all. They can't just sign me up for it and charge my card when I am supposed to get it free for 3 years and I have never even used it. The guy said in his email back to me we don't give refunds. STAY AWAY FROM THIS COMPANY. I will be leaving as soon as I can do some additional research and find another company that actually honors the deal they offer has tech support that can actually comprehend English. When you call tech support you have to wait for an long long time and when you finally are lucky enough to get someone to answer they have a thick indian accent and you have to explain your problem to them several times because they are not comprehending what I am saying. Then they ask you hold so they can look up the problem or explain the problem to someone else who actually knows the software well enough to offer up a solution. It seems like most of the tech support is new and have to put you on hold to ask someone else for help. STAY AWAY FROM THIS COMPANY I don't want anyone else to have to deal with this terrible customer support.

Customer service is limited
Customer service is limited. Have been trying to reach support to resolve some situations/questions, but after sitting on HOLD for at least an hour on various days, I have to hang up to get to other business requiring the use of the phone. This has been an issue for quite some time.
Also, I do not find the program very user friendly. It is more like playing a game of Mario Bros. to find all the hidden sub-areas.
I would not recommend this program.

The software is user friendly enough
The software is user friendly enough. My issue is that you have to either pay a very high montly fee or wait sometimes an hour or more for support. I only need to contact them a couple times aeach year so this might not work for me. I may have chosen Appfolio if I knew this would be an issue. I just don't have the time in the day to wait on hold this long.

The only reason it gets a two is…
The only reason it gets a two is because the salesman was helpful explaining what is possible. The positive stops there. if you have 40 hours and the ability to learn how to run a program via videos this is for you. however if you actually want a human to talk to...well then its gonna take at leasts 14 days before your onboarding person can help...and they arent much help. Oh...and the most important part being able to have people pay you. That too after almost 60 days i could not take money. the "risk and compliance" people had decided that my bank statement copies were not enough proof to be able to deposit money. they wanted multiple other documents before they could allow deposits into a business account with my name on it. Didnt have any trouble running my credit card each month for payment though. I have set up other business with online payment that took less then 24 hours like square and service core. The idea and ability of this program is amazing. if you dont have one person to concentrate all their time for at least a few weeks figuring this out just walk away. absolute horrible experience. and they dont even care when you leave. i voiced my concerns and got a here is how you can cancel your subscription email from the lady that never had time to do the onboarding.

Disappointing
I have been using Buildium for the past few months, and unfortunately, my experience has been very disappointing.
The onboarding and training provided at sign-up were not thorough or helpful enough to confidently navigate the system. While customer support is technically available, it has been extremely difficult to access. Wait times are consistently very long, and when opting for a callback instead of remaining on hold, the return calls have not come through.
I have been trying to get a single question answered for weeks without success. As a busy business owner, I simply do not have the capacity to sit on hold for extended periods, and the lack of reliable support has made it nearly impossible to get timely assistance.
On multiple occasions during training sessions, I requested that a manager reach out to discuss my concerns directly. Unfortunately, I have now experienced this twice without receiving any follow up. This raises serious concerns about either a lack of support infrastructure or a lack of priority given to client experience.
Additionally, during the initial sales process, several features and capabilities were presented that we have not been able to utilize in practice. This disconnect between expectations and actual functionality has been frustrating.
As property managers, efficiency is critical. We rely on systems that allow us to respond quickly and effectively to our clients’ needs. Instead, this platform has made daily operations more difficult, primarily due to the inability to get timely answers and support when needed.
Overall, I am very disappointed in this experience and would not recommend this company to others.

Buildium Is Costing Landlords and Tenants Real Money. Stay Away
Buildium has created serious financial harm to both our business and our tenants. Tenant payments are being collected by Buildium and not deposited into our accounts. Invalid late fees are being applied to tenants who paid on time. Invalid credits are being issued incorrectly, costing us thousands in revenue we cannot recover.
Customer service is effectively nonexistent unless you pay for a premium tier — which functions as a paywall to reach a human being who still cannot resolve anything. We have made repeated contact attempts with no resolution and no accountability.
This is not a software glitch. This is a pattern of financial mismanagement with no remediation path. If you are a property manager or landlord who depends on accurate payment processing and tenant billing, Buildium is a liability, not a tool.
We are actively pursuing resolution through formal channels. Other operators should document every discrepancy and do the same.
DO NOT waste your time with Buildium! I have used them for four years and it's a hassle. Everytime I call support I get a different answer with issues. The cost is outrageous for what you actually receive. Current situation, I filed my 2025 1099's and a rental owner did not receive his copy in the mail because it was mailed to his old address. The day of filing the 1099's, support walked me through how to have the 1099 sent to the current address. Didn't work out that way. To mail the owner his 1099 to the correct address I had to pay $4.50 to zero out the 1099 amount & mail the zeroed out 1099 to the old address. WHAT??!! Then I was charged $50.00 to file an entirely new batch for just one rental owner correction. I also believe that the "support person" works from home due to the chickens, dogs and other noises I have heard in the background during the support calls. DON"T waste alot of your time & alot of your money.

Tenant screening takes FOREVER
Tenant screening takes FOREVER. 36 hours waiting on one and Buildium gives a error
"Tenant Screening is currently unavailable. We're working to resolve this issue and apologize for the inconvenience."
Update: 48 hours, tenant screening still running, system still says. ""Tenant Screening is currently unavailable. We're working to resolve this issue and apologize for the inconvenience."
Call support and get someone that English is there second language. This is what priority support buys you.

New customer
New customer. The onboarding and transition from other software is extremely time consuming and not very user friendly. You click to watch the help videos and comes back that links are expired. ACH (tenant payment) set-up is very delayed - takes every bit of 10 days to get approved. On the 10th day, received an email needing more paperwork which delayed several more days. Then once approved, the limits that were preset were so low that clients couldn't process full rent payments. Very confusing set-up with little direction or description. Another request was placed to fix and that has taken days. During the transition you are paying multiple months for two softwares because it takes Buildium so long. The customer support is very delayed. If sending an email, it will take several days to receive a response. Had to spend hours trying to figure issues out myself just to get moving. Unsure if it is worth the increased cost. Staying positive and patiently waiting in hopes it gets better but not a great start.

You want copies of what!!
We're new with Buildium and have to say very disappointed. Its been a struggle to get the little easy things done or enabled that they sell you on. Can someone tell me why to get approved for ePay they want copies of my leases? WTF!! I can understand they want a copy of my DL, but they want a picture of me holding up my DL! Choosing Buildium is proving to be a mistake. I had a much larger SS portfolio, was approved for ePay in a day. This is worse than trying to get a new bank loan.

Be prepared for CONSTANT price hikes.
I’ve been a Buildium customer for over 10 years. While they’re constantly adding new features and updates, they often miss the mark and aren’t really useful. They never return to update features, so you get half-baked utilities like that are so clunky and limited, that they’re not worth using. This applies to all of the things that they tout as features on their site. Yes they have work orders, but they’re super basic, have no automation, are not tied to email or text so you can’t follow communications on the repairs, and they’re just overall clunky and cumbersome. Same for email (super glitchy), e-sign, some of the accounting stuff (most of that is solid), bills, and tasks. You have find all of these work arounds and use other software to fill the gaps.
Also, be prepared for constant price hikes. I understand modest annual increases, but they tend to jack up prices on a handful of features every 3 months or so. The latest round was a 40% increase in EFT fees, and charging $1 per e-sign agreement, when the pricing tier was supposed to include it for free. They completely dishonor the agreement and just jack up the price and there’s nothing you can do about it. You songs up do the growth pls to get free e-signing and EFT? Starting April 1st, it’s now $1 per document and $1.35 per EFT. Then in 3 months be prepared for your per unit pricing to increase.
Support is pretty bad. Some people have had a good experience because the phone support is friendly and can answer basic questions, but if you have an actual issue, like a bug or a complex question, they will tell you they’ll get back to you and then put you in an endless queue of emails that take several days to return, and don’t have the previous emails or subject line, so there’s no context. By the time they get back to me, I have no idea which support ticket they’re referring to. I have a support ticket pending because my property lists are out of order (a clear bug) and they’ve been arguing with me by email for two months now telling me how they’re not out of order. It’s ridiculous.
There are some pros, like the tenant and owner portals. They work really well and our tenants and owners have no issue navigating them. Owner statement are clean and simple too. But I just can’t recommend it because of the CONSTANT price increases, lack of support, and mediocre new features that never get revisions. It’s not bad software, but it’s run poorly and results in a very poor customer experience. They do not engage with their customers at all and do not listen to feedback.
Oh and it runs very slow on the 1st and 2nd of the month. I’m sure it’s because everyone is logging in to pay rent but sometimes I have to leave and go do something else because it’s so slow.
If you’d like to see some real world users and actual reviews search for the Buildium Users group on facebook.
I would not recommend Buildium to anyone. They have no transparency on cost. For example if you buy it for one year they still add two to three price increases per year. Initially our package included efts, inspections, digital signatures. Now that package you pay per use. It is not an honest company and customer service is lacking and seems to decrease weekly.

Consistently Great Service and Customer Experience
We have been working with Buildium for over 5 years now and I am constantly impressed with the level of service we receive. Not only is are their products easy to use, their customer service is also top notch. I also cannot say enough good things about Brittany, our Customer Success Manager.
Its easy to be great sometimes, especially during the onboarding process, but Buildium continues to be great for our company every day. I am genuinely looking forward to working with them as we continue to grow our business and cannot wait to see the new features they add to grow along with it.

Buildium froze my account in February…
Buildium froze my account in February 2025. They needed proof that I was a “business and good standing”. I did not receive any emails telling me that they needed this document. I called in December 2025, after a 45 minute waitthey told me why my account was frozen. I sent them the form December 23. Today is January 14, 2026 and they still have not unfrozen my account.
UPDATE: Jan 15, they still have not unfrozen my account!

Very Disappointing – Misleading Sales and Poor Support
Buildium has been a huge disappointment from start to finish. The salesperson flat out misrepresented the system’s capabilities during the sales process. We were assured that Buildium could handle our needs, but once onboarding began, it became clear that many of those promises were simply not true.
The onboarding process is unnecessarily dragged out, disorganized, and provides little real value. Questions go unanswered, timelines slip, and we often had to initiate follow-ups ourselves just to get basic responses.
Customer service is unresponsive and unreliable. Emails go unanswered, meeting links don’t work, and issues are left unresolved even after multiple calls.
If you are looking for a system to support Commercial Real Estate, especially for CAM recoveries, detailed rent rolls, or complex lease structures, do not use Buildium. The platform is extremely limited, clearly built for basic residential use, and not capable of handling real commercial accounting or reporting needs.
Overall, this has been a frustrating waste of time and money. I would strongly recommend looking elsewhere if you need a professional-grade commercial property management system.

Horrible support
Horrible support. Ongoing issue for about 2 months now. I am unable to process the application fees through the system.
Approximately 10 hours of calls/hold time. Multiple commitments for return calls from supervisors. They have attempted to close the ticket out as closed and resolved.
The one call I did receive from a supervisor was worthless. He had no idea what was going on or how to help. He was really enthusiastic about helping me by elevating this to the level 2 team (ignoring the fact that I had been told it was elevated 2 times before his call).
Looking at other software solutions at this point. It is only one function, but I am a new company with 100 units and growing. If I am having this much trouble with what should be a fairly uncomplicated fix, then I am unwilling to take a chance that something more serious will happen later, when I am much larger.
